External & façade joints in Kirkcudbright, Dumfries and Galloway
External mastic for Kirkcudbright and the surrounding area: careful preparation, the right product and tidy work. Call for a quick quote.
- Sealant that has lost its bond to the brick or render
- Moss and dirt in joints with no sealant left
- Failed sealant between panels on a façade
External mastic in Kirkcudbright, done properly
Failed sealant is cut out, the depth set with closed-cell backing rod, and the joint resealed with a low-modulus sealant made for outside. The colour is chosen to suit the brick or render so the joint does not stand out. Typical jobs include cracked joints where brick meets render or frames and old sealant gone brittle and cracked, on façade panels, joints between brick and frames and copings & trims.
Outside joints can only be sealed when they’re dry, so work in Kirkcudbright depends on the weather, and longer journeys are planned in advance. Tell us how to reach each wall, gutter and roofline.
All of our work is guaranteed for twelve months, in Kirkcudbright and everywhere else we cover.

When it is not the sealant
We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:
- Cracking across the wall rather than at a joint
- Cutting new joints into brickwork, which is building work rather than sealant work
- Rising or penetrating damp from elsewhere in the wall
If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.
What we seal
- Joints between brick and frames
- Concrete & block
- Copings & trims
- Render & cladding joints
- Brickwork movement joints
- Façade panels
Looking after it afterwards
Looking after new joints is easy, and it makes a real difference:
- Keep high-pressure jets off the joints
- Look over the joints every year, ideally after winter
- Clear growth from the base of walls and joints
- Make sure movement joints are not pointed over
Make sure anyone working on the wall later knows where the movement joints are. They should be kept open and resealed, not filled.
An open movement joint lets rain into the wall every time it pours. That can lead to damp patches, staining and frost damage, all bigger jobs than a reseal.
Different surfaces, different methods
Render joints
Render is weaker at the surface than brick, so a sealant that stretches easily protects the edges. We prime where the product needs it.
Joints between dissimilar materials
Brick against render, concrete against metal, stone against timber: every change of material is a joint. We seal the joint with a flexible exterior sealant.
Should I try it myself first?
A DIY attempt does not rule out a professional job. We cut it out and start again.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
Landlords, agents and businesses in Kirkcudbright
We also work for property managers and facilities teams in Kirkcudbright and across Dumfries and Galloway. We can quote a run of properties together, and we are fully insured for the work.
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.
Outside joints around Kirkcudbright
Kirkcudbright is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.
Managing a site like Kirkcudbright Academy? Then its movement joints, gutters and trims need looking after like any other building’s. For an older house near a landmark such as Kirkcudbright Parish Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

Kirkcudbright: your questions answered
Is Kirkcudbright in your area for external mastic?
Yes, Kirkcudbright is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.
Do you cover smaller places like Kirkcudbright?
Yes. Kirkcudbright is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
What information do you need?
A short description and the location, with photos by email if possible. We’ll ask anything else we need to know.
What is backing rod for?
Closed-cell backing rod sets the depth of the sealant and stops it sticking to the back of the joint. That way it bonds to the two sides only and can stretch.
Can you seal joints between two different materials?
Yes. Materials like render, brick, metal and uPVC all move differently, so a flexible sealant is needed where they meet. The sealant is matched to both sides.
Can you quote for more than one area?
Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
Do you have insurance?
Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
How long will you be here?
That depends on the amount of work, but as a guide it takes a few hours for a handful of joints, longer for a whole elevation. We will tell you when we quote.
What happens if it’s left?
A failed movement joint lets water into the wall, behind render and cladding. Dealing with it early keeps the repair to the joint, instead of the wall and finishes around it. Around Kirkcudbright, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please send an email to info@mrmastic.co.uk and we’ll talk you through it.

What we do, step by step
Good joint work is mostly preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it generally takes anything from a few hours to several days, depending on the building. Somewhere like Kirkcudbright may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We start by walking round the building and agreeing the joints and the access.
- Every bit of old sealant and any mortar or debris is cut out.
- The faces are brushed clean and primed where the product requires it.
- We fit closed-cell backing rod to control the depth.
- We apply the sealant, tool it and check the whole run.
Getting ready for the visit
- Mention if the joints have been sealed before
- Clear items away from the joints we’re working on
- Where the joints are inside, avoid wetting them before we arrive
