External mastic in Twynholm

Getting the depth right is half the job. Backing rod controls how deep the sealant goes and keeps it off the back of the joint, so it bonds to the two sides only and can stretch. Typical jobs include cracked joints where brick meets render or frames and leaking joints around cladding and façade panels, on brickwork movement joints, render & cladding joints and concrete & block.

In and around a place like Twynholm, many buildings face open ground and take the full weather. Gutter joints and wall joints take a battering, so they need a sealant that moves with the building.

Big or small, it’s backed by our one-year guarantee.

Different surfaces, different methods

Copings and trims

Joints in copings, parapets and trims are exposed to the worst of the weather. Each is resealed with a weatherproof, flexible sealant.

Joints between dissimilar materials

Wherever two materials meet, they move differently. We seal the joint with a flexible exterior sealant so the movement is taken up.

How the visit works

Before we leave, we go over the finished joints with you. The visit itself normally takes anything from a few hours to several days, depending on the building, depending on how much there is to do. For a place like Twynholm, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We look at every joint and agree a colour to suit the wall.
  2. We take out the old sealant until the faces are sound.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. We prime the faces where required.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

Getting ready for the visit

  • Try not to wet indoor joints just before the visit
  • Clear the area around the work
  • Tell us if parking is tricky

Signs you need external mastic in Twynholm

Using the wrong sealant is another common reason. A high-modulus or general-purpose sealant can be too rigid for a busy joint, and it tears off the sides.

It’s worth asking for a quote if you see:

  • Water getting into walls through failed joints
  • Rigid filler in a joint that should flex
  • Sealant pulling away from one side of the joint
  • Failed sealant between panels on a façade

For an older house near a landmark such as Twynholm Parish Church And Graveyard, the joints between older walls, newer extensions and the roofline need a sealant that can move.

What to look for in a quote

  • How much experience the applicator has
  • Whether VAT is included
  • When the joint can take water or movement
  • What insurance they hold

When something else is needed

We’ll always be straight with you, so here’s what sealant can’t fix:

  • Adding movement joints to masonry that has none
  • Cracks in the bricks or render themselves, away from the joints
  • Subsidence or other structural problems

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

Should I try it myself first?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

FAQs for Twynholm

Does the coastal weather in Twynholm affect outside sealant?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

Do you cover smaller places like Twynholm?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you guarantee your work?

Yes: twelve months. If there’s a problem with our work in that time, tell us and we’ll put it right.

Why is there a gap in my brick wall?

Brickwork, render and cladding all move a little, and planned joints take up that movement. The gap is sealed with a flexible sealant over backing rod.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Can you seal joints between render and window frames?

Yes. Materials like render, brick, metal and uPVC all move differently, so a flexible sealant is needed where they meet. The sealant is matched to both sides.

Can a movement joint be filled with mortar?

No, not where the gap is a movement joint. Filling it with mortar defeats its purpose. A flexible sealant is the right fill.

Will the new joint stand out?

The aim is a neat, even joint in a colour that suits the wall. Colour is agreed with you before we begin from the range available.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Clear growth from the base of walls and joints
  • Check external joints each spring
  • Get split or bare joints resealed while the damage is small
  • Fix overflowing gutters above sealed joints

Do not paint over the new sealant unless we’ve said the product is paintable. Many exterior sealants are not designed to be painted and spoil the finish.

Small splits are the time to act. Then it’s a straightforward cut-out and reseal with no damage behind it to deal with.

How we quote for external mastic

There’s no set price list. What we look at:

  • Whether the work is at height
  • How much old sealant there is and how hard it is to remove
  • The size of the job
  • How many areas need sealing

What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts.

Asking for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Any previous sealing or DIY work
  • The type of property
  • The address or postcode of the job
  • Pictures of the joints, sent by email

Outside joints around Twynholm

Twynholm is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.
