External mastic in Wigtown
A movement joint is only as good as its depth. Closed-cell backing rod sets the depth and stops the sealant sticking to the back, so it bonds to the two sides only and can stretch. We work on joints between brick and frames, brickwork movement joints and façade panels, and people most often call us about rain getting behind render or cladding at a joint and old sealant gone brittle and cracked.
Outside joints can only be sealed when they’re dry, so work in Wigtown depends on the weather. Let us know about access to every wall and roofline.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Common questions in Wigtown
Is Wigtown within the area you cover?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Does living near the coast affect external mastic in Wigtown?
Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. Walls facing the sea are usually the first to need attention.
Are you ARBOMaster approved?
Yes. Mr Mastic is an ARBOMaster approved applicator.
Can tenants book the work?
We’re happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.
Can you seal over the old sealant?
No, it will not last. It can look neat for a few weeks, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.
Can you reach joints on upper floors?
It depends on the building. Send us pictures and a rough idea of the height.
Where are you based?
We’re based in Crawley, and we cover South East England, London and all of Scotland.
Can landlords and businesses book you?
Yes. As well as householders, we work for landlords, agents, businesses and hotels.
What sealant work cannot fix
We won’t take on work that won’t last, so these are the limits:
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
- Cracks in the bricks or render themselves, away from the joints
- Failed render or damaged cladding panels
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before booking.
Where we work in Wigtown

Looking after it afterwards
Looking after new joints is easy:
- Keep water from gutters off the wall
- Keep soil, plants and ivy away from the joints
- Get split or bare joints resealed while the damage is small
- Check external joints each spring
Keep the joints clear of soil, plants and climbing growth. Damp material against the sealant shortens its life.
Leave a failed movement joint and water keeps getting into the wall. Over time it can mean damp inside, stained render or frost-damaged brick.
Leave it or put it right?
An open joint keeps letting water into the wall with every downpour. Wet masonry is more easily damaged by frost around the joint, so the damage spreads beyond the joint. In a place like Wigtown, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
Doing several joints on one visit is usually more efficient than separate visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.

How the visit works
There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes anything from a few hours to several days, depending on the building. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- First we look over the joints with you, agree which to renew and talk through access.
- Old sealant and any debris are cut and raked out.
- The joint faces are cleaned and primed where the sealant needs it.
- We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
- The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.
Preparing for the visit
- Try not to wet indoor joints just before the visit
- For business premises, tell us about site rules or sign-in
- Let us know about stairs, lifts or work at height

Cladding and façade panels
Where a cladding system has its own specified sealant, we follow it. Send us any details you have about the façade.
Copings and trims
A failed coping joint lets water into the top of the wall. Sealing them early saves the wall below.
Do you need external mastic in Wigtown?
Some movement joints have been pointed up with mortar. The joint cannot move, so the wall cracks somewhere else instead.
Any of these means the joints need attention:
- Moss and dirt in joints with no sealant left
- Old sealant gone brittle and cracked
- Leaking joints around cladding and façade panels
- Gaps where render, brick and frames meet
For an older house near a landmark such as Sacred Heart Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

Wigtown buildings and the weather
Wigtown is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. The west of Scotland is wetter than the east, which means movement joints and outside wall joints has to cope with a lot of rain.
In and around Wigtown, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

How we quote for external mastic
Your quote is based on your job. We look at:
- The type of sealant required
- The number of rooms or windows
- Working hours on commercial sites
- The old material and how stubborn it is
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.
Asking for a quote
Before you ask for a quote, have a think about:
- The address or postcode of the job
- Photos by email, if that is easy
- Whether it’s a home or a business
- If someone has resealed it before
There’s no standard price list, as no two jobs are quite the same. Instead, we give you a clear price for your job. To get started, email us at info@mrmastic.co.uk.
