External mastic for homes and businesses in Sorbie
A movement joint is a deliberate break that lets a wall expand and contract. The sealant in it has to stretch and squeeze for years, so once it splits or hardens, the joint stops working and water gets in. We work on render & cladding joints, joints between brick and frames and copings & trims, and people most often call us about sealant that has lost its bond to the brick or render and weathered mastic that no longer stretches.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.
A 12-month guarantee comes as standard, so you are covered after we have gone.

Different surfaces, different methods
Cladding and façade panels
Metal and composite panels move a lot with temperature, so the joints work hard every day. We choose the product to suit.
Concrete and blockwork
Concrete and block walls shrink as they dry and move with temperature. We reseal their joints with backing rod and a flexible product.
When something else is needed
It helps to know what we can’t do:
- Structural movement, which needs a surveyor or engineer
- Loose or hollow render, which needs re-rendering
- Walls that need new movement joints cut into them
If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before you book.

The process
Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself usually takes a few hours to a few days, depending on the length of joint and the access, depending on the size of the job. Outdoor work around Sorbie depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- First, the joints are inspected and the access agreed.
- We cut out the old mastic and rake out anything in the joint.
- Joint faces are cleaned back and primed if the sealant needs it.
- We fit closed-cell backing rod to control the depth.
- The exterior sealant is applied, tooled and checked along its length.
Before we arrive
- Mention if the joints have been sealed before
- Mention any leaks or damp you’ve noticed
- Keep children and pets away from the work area

Advice
Can I do it myself?
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Outside joints around Sorbie
Sorbie is within about 3 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.
In and around Sorbie, as anywhere, good external mastic starts with a clean, dry, properly prepared joint. In the older streets around Sorbie Old Kirk, an extension built onto an older house moves differently, and the joint between them takes the strain.

What affects the quote in Sorbie
Jobs vary more than people expect. The main factors:
- How much there is to do
- Working hours on commercial sites
- How easy the joints are to reach
- How much old sealant there is and how hard it is to remove
Leaving a failed joint usually makes the job bigger, not smaller. If you are unsure, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.
Helping us quote
You do not need to know the technical terms. It helps if you can tell us:
- Pictures of the joints, sent by email
- The address or postcode of the job
- Whether it’s a home or a business
- What’s wrong with the joints now

Does someone need to be in?

How long should I leave it?
Different products cure at different speeds, so follow the cure time we give you when we finish.
What sealant do you use?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.
Looking after it afterwards
Simple care keeps the joints in good condition. Our advice:
- Check the sealant is paintable before painting near it
- Walk round the building once a year and look at the joints
- Keep soil, plants and ivy away from the joints
- Point out the joints to other trades
Make sure anyone working on the wall later knows where the movement joints are. They must stay as flexible joints, never rendered or pointed over.
Water getting behind cladding or render can go unnoticed for a long time. When it finally shows inside, the joint may have been open for years.
