Window mastic in Sorbie
Over two decades of sealing frames has taught us which products suit which walls. We are fully insured ARBOMaster approved applicators, and every job is covered by a 12-month guarantee. We work on window sills, timber windows & doors and aluminium frames, and people most often call us about black, perished sealant on frames and gaps between the frame and the inside reveal.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain.
All our work is covered by our 12-month guarantee.

What we do, step by step
We keep the work tidy and contained to the joints we’re treating, so you can carry on as normal. The job normally takes a morning for a couple of windows and a door, and we tell you how long to leave it before we go. Somewhere like Sorbie may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- Each frame is looked over and we agree which ones need resealing.
- We remove the old mastic and clean the frame edge and wall.
- Where the gap is deep, backing rod goes in first.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- Every joint is tooled smooth and checked before we leave.
Preparing for the visit
- Mention if the joints have been sealed before
- Let us know if you’ve seen damp or leaks
- Keep pets and children clear of the area while we work

Questions from Sorbie
Will you come out to Sorbie?
Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Can you do window mastic in Sorbie?
Yes. We work across all of Scotland, and Sorbie is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.
How long does it take to reseal the windows on a house?
The work takes a morning for a couple of windows and a door. Access and how stubborn the old mastic is affect the time most.
Do you work on first-floor windows?
Yes, in most cases. Access is planned before we start.
What information do you need?
Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply drop us a line at info@mrmastic.co.uk.
Can you get sealant to suit coloured frames?
Yes, we choose a colour to suit the frame. Grey and black frames get grey or black sealant, and wood-effect frames normally suit brown.
Are you an approved applicator?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
Should I try DIY first?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Windows and doors in Sorbie
Sorbie is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. The west of Scotland is wetter than the east, which means the mastic around window and door frames has to cope with a lot of rain.
In and around Sorbie, as anywhere, good window mastic starts with a clean, dry, properly prepared joint. For an older house near a landmark such as Sorbie Old Kirk, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

How to look after the new joints
A little care helps the new joints last. Our advice:
- Keep drainage slots and sill grooves clear
- Check the mastic once a year
- Keep paint off silicone joints
- Clean frames with a soft cloth and soapy water
On timber frames, keep the paintwork in good order, because bare, wet timber moves more and pulls at the joint. Keep paint off the silicone itself.
Signs to watch for: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. Any of these is worth a call.
Surface by surface
Patio & French doors
Water at the foot of a door frame isn’t always the mastic: blocked drain slots, worn brush seals and threshold details can let water in too. We check before we reseal.
Window sills
Every drop off the glass ends up on the sill, so the sill ends and the joint under the frame are vital. Each is cleaned out and resealed.
Why act early in Sorbie
Choosing the product is half the job. Decorators’ caulk and bathroom silicone are not designed for outside joints that move. An exterior, low-modulus sealant stays flexible in sun and frost. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first and send you a clear quote before we start.
Why Sorbie clients choose us
- Rated 4.9 stars on Google
- Anti-fungal sanitary silicone in wet areas
- A choice of colours where the product allows
- A sealant colour to suit the surroundings

Should I try it myself first?
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
What sealant work can’t fix
Honest advice matters more to us than a booking, so here’s what sealant cannot fix:
- Penetrating damp from a failed cavity tray or render
- Rotten timber, which needs a joiner first
- Faulty window hardware
If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.
