What affects the quote in Twynholm

We quote each job individually. This is what makes a difference:

  • Whether old sealant or filler has to be cut out
  • Working hours on commercial sites
  • Access and height
  • The number and length of the joints

The cost depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.

Asking for a quote

Photos help, but a description is a good start. Try to tell us:

  • The rough size of the job
  • A few pictures by email, if you can
  • The address or postcode of the job
  • Access, such as stairs, a lift or height

There’s no standard price list, as no two jobs are quite the same. Instead, we give you a clear price for your job. To get started, drop us a line at info@mrmastic.co.uk.

About our window mastic in Twynholm

A window frame and the wall around it expand and shrink at different rates. Heat and cold make frames grow and shrink against brick or render that hardly moves. So the sealant has to stretch and recover, which is why we use a low-modulus product. We work on composite doors, window sills and uPVC windows, and the jobs we see most are cracked or shrunken mastic around the frame and water coming in at the bottom corners of a door.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

Questions from Twynholm

Will you come out to Twynholm?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Is Twynholm in your area for window mastic?

Yes, Twynholm is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear price.

Can new window sealant be painted?

Most silicone can’t be painted. If you plan to paint, tell us first and we can use a paintable sealant where it suits the joint.

Do you hold any approvals?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

How many windows can you do in a day?

The work takes most of a day for a typical house, less for a few frames. Access and the amount of old mastic make the biggest difference.

Do you remove the old sealant?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

Can you quote for more than one area?

Yes. Several rooms, windows or areas can go on one quote.

Can new sealant go over the old?

No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. It all has to come out first.

Work for landlords, hotels and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

We work for landlords and letting agents as well as householders. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.

Signs you need window mastic in Twynholm

A lot of older mastic was never designed to stay flexible. Once it has hardened, the frame’s movement tears it from the wall, and a gap opens along one edge.

Look out for any of the following:

  • Cracked internal joints between frame and plaster
  • Cold air getting in at the frame edge
  • Rushed sealant from a window installation
  • Mastic that has split away from the wall

Managing a site like Kirkcudbright Academy? Then larger buildings have plenty of frames, and the mastic around each one ages.

What to look for in a quote

  • How long the guarantee is
  • Whether all the old sealant comes out first
  • How long to leave it before use
  • Which sealant they’ll use, and why

Our hiring checklist

Looking after it afterwards

Good habits help new joints last longer. A few tips:

  • Wipe condensation off the frames
  • Keep jet washers away from the mastic
  • Keep timber frames painted
  • Do not paint over the silicone

Have a look at the joints once a year, ideally after winter. Cracks and lifting edges are easy to spot early.

Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. A new joint closes it up.

How it works

There isn’t much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes a morning for a couple of windows and a door. Around Twynholm, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. First, we go round the frames with you and agree the list.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. Every joint is tooled smooth and checked before we leave.

How to prepare

  • Tell us if parking is tricky
  • Tell us about any previous sealing or DIY attempts
  • Let us know about stairs, lifts or work at height

Advice

What happens if it’s left?

The work is quick compared with the damage it prevents: it takes a few hours for a handful of frames, longer for a whole house. Wait for damp to appear and there may be plaster and decorating to sort out too. In an older home around Twynholm, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

Why us?

  • We are fully insured
  • ARBOMaster approved applicator
  • A choice of colours where the product allows
  • Anti-fungal sanitary silicone in wet areas

When it is not the sealant

To be straight with you, some problems need a different trade:

  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • Draughts through the window seals rather than the frame
  • A sash or casement that will not close properly

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

What we seal

  • Patio & French doors
  • Timber windows & doors
  • Aluminium frames
  • Composite doors
  • Window sills
  • uPVC windows

What window mastic looks like in Twynholm

Twynholm is within about 3 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around window and door frames, especially on the side facing the sea. The west of Scotland is wetter than the east, which means the mastic around window and door frames has to cope with a lot of rain.

If you live in an older home near Twynholm Parish Church And Graveyard, frames set in older brick or stone need a sealant that suits the wall as well as the frame.
