Frames and glazing around Kelton Hill
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
Around Kelton Hill, as everywhere, window mastic is only as good as the preparation behind it.

How we handle window mastic in Kelton Hill
Some gaps around frames are far deeper than they look. Filling it with sealant alone leaves a joint that can’t move properly, so deep gaps get backing rod first. That way the new bead bonds to the frame and the wall only. If you’re dealing with gaps left after new windows were fitted and old mastic that has gone black or come away, we can help, on aluminium frames, timber windows & doors and uPVC windows alike.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
Whatever the size of the job, you get the same 12-month guarantee in Kelton Hill and across Dumfries and Galloway.

When to call us in Kelton Hill
Frames are never completely still. A plastic or aluminium frame lengthens in sunshine and shortens as it cools, while the masonry beside it stays put. A sealant that can’t keep up eventually tears.
The most common problems we see are:
- Whistling draughts around closed windows
- Damp patches on the reveal after heavy rain
- Old mastic that has gone black or come away
- Gaps between the frame and the inside reveal
In the older streets around Parish Church and Burial-Ground, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

What happens if it’s left?
Working on frames from a ladder with a sealant gun is not easy, especially upstairs. We cut out properly, back deep gaps and tool every joint neatly, in a sealant suited to the wall. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
Leaving a failed joint generally makes the job bigger, not smaller, because water and mould keep working on it. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.

How we quote for window mastic
Every job gets its own quote. These are the things that affect it:
- Working hours on commercial sites
- The type of sealant required
- Whether there’s mould to deal with
- Whether old sealant or filler has to be cut out
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.
Asking for a quote
When you contact us, it’s useful to know:
- Whether it’s a home or a business
- Where the property is
- The problem you’ve noticed
- Any previous sealing or DIY work
Getting a quote is simple: let us know the job and the location and its rough size. A few pictures by email make the job easier to understand.
The process
When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes most of a day for a typical house, less for a few frames. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- First we look at every frame and agree the list.
- Next the failed sealant is cut away and the joint cleaned.
- We fit backing rod in deep gaps so the sealant is the right depth.
- New exterior sealant goes on in a matching colour and is tooled smooth.
- We clear up and check every joint is fully closed.
Before we arrive
- Let us know about earlier repairs to the joints
- Keep pets and children clear of the area while we work
- Where the joints are inside, avoid wetting them before we arrive

What we can’t put right
To be straight with you, some problems need a different trade:
- A frame that has rotted at the joint
- Misting between the panes of a double-glazed unit (that needs a new unit)
- A door that needs adjusting, rehanging or new seals
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before booking.

Your questions about window mastic in Kelton Hill
Can you do window mastic in Kelton Hill?
Yes. Our work covers the whole of Scotland, and Kelton Hill is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.
Is there a guarantee on window mastic in Kelton Hill?
Every job comes with our one-year guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.
How many windows can you do in a day?
That depends on the number of frames, how they’re reached and the state of the old mastic. You will know the timing when we quote.
Should I try DIY first?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.
What information do you need?
Tell us what needs doing and where, plus pictures if you have them. We’ll ask anything else we need to know.
Do you seal inside as well as outside?
Yes, we do both. Inside, the joint between frame and plaster is sealed neatly, using a paintable sealant if you want to decorate.
Will new mastic stop draughts?
Yes, where the draught is at the frame edge. We find where the air is coming from before we reseal.
Are you insured?
Yes. Mr Mastic is fully insured.
Surface by surface
Composite doors
Front doors take the weather head on, and the top and bottom corners tend to fail first. Those corners get the most care.
Window sills
Every drop off the glass ends up on the sill, so the joints at each end and underneath matter. They’re cut out and resealed with exterior sealant.
Keeping the joints in good condition
How long the joints last depends on use and care. Here’s what we suggest:
- Paint up to the joint, not over it
- Repaint timber before it’s bare
- Avoid blasting the frames with a pressure washer
- Walk round the house once a year and look at the joints
Check the drainage slots in the frames aren’t blocked, so water can run away instead of sitting against the joint.
Water gets in quietly when mastic fails. You might not see it until plaster blows or a damp patch appears inside. Early resealing stops it reaching that point.
