Frames and glazing around Glenlochar

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

In and around Glenlochar, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

Window mastic in Glenlochar, done properly

Some gaps around frames are far deeper than they look. Packing it solid with sealant gives a joint that can’t flex, so we fit backing rod to set the right depth. That way the new bead bonds to the frame and the wall only. We are often asked to deal with gaps between the frame and the inside reveal and cracked or shrunken mastic around the frame, on aluminium frames, uPVC windows and composite doors.

Outdoor sealant needs a dry surface, so window work around Glenlochar is planned around the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

Big or small, it’s backed by our 12-month guarantee in Glenlochar and across Dumfries and Galloway.

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Glenlochar questions

Is Glenlochar within the area you cover?

Yes, Glenlochar is covered. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

What guarantee comes with window mastic in Glenlochar?

All our work, in Glenlochar and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.

Can you match the sealant to my frames?

Yes, we choose a colour to suit the frame. Anthracite grey, black, brown and white cover most frames, with clear as an option.

How long will my window job take?

A handful of frames is a short visit, while a whole house takes longer. We confirm the timing with your quote.

What does window mastic cost?

It depends on the job, so we quote each one individually. For a quick quote, email us at info@mrmastic.co.uk and tell us what needs doing and where.

How long before the joint can be used?

It depends on the product and the conditions. We tell you how long to leave it before we go.

Do the sealants smell?

There can be a smell while the sealant cures. Ventilation helps.

Where are you based?

We are a Crawley-based firm. We work across South East England, London and Scotland.

Common problems we fix in Glenlochar

Every frame moves through the day. Sun on a frame makes it expand, and it contracts again overnight, while the brick or render around it hardly moves. A sealant that can’t keep up eventually tears.

People generally contact us when they notice one of these:

  • Gaps where the sill meets the wall
  • Hard, cracked sealant around windows
  • Rain getting in at the frame or under the sill
  • Sealant in the wrong colour for the frame

Schools such as Castle Douglas High School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.

Questions to ask before you book

  • Whether they seal over old material or remove it
  • How the surfaces are prepared before sealing
  • Whether the sealant suits the joint
  • What guarantee comes with the work

When something else is needed

A few problems are outside what sealant work can do:

  • Soft or decayed wood in the frame
  • Draughts through the window seals rather than the frame
  • A sash or casement that won’t close properly

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

Joints and surfaces we work on

  • Timber windows & doors
  • Window sills
  • uPVC windows
  • Composite doors
  • Patio & French doors
  • Aluminium frames

What happens on the day

When we arrive, we start by going over the job with you, so you know exactly what we’re doing. Surfaces next to the work are protected before any work starts. The work generally takes a morning for a couple of windows and a door. Outdoor work around Glenlochar depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We check how each frame can be reached safely.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. The surfaces are cleaned and left dry.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. The joint is shaped to shed water and the area tidied.

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. A few tips:

  • Avoid blasting the frames with a pressure washer
  • Repaint timber before it’s bare
  • Air rooms to keep condensation down around windows
  • Use gentle cleaners on frames and sealant

Keep sill grooves and drainage slots clear, so water can run away instead of sitting against the joint.

Water trapped behind a failed joint can start rot in timber frames and sills. Once wood has rotted, it needs repair before it can be sealed, so it pays to reseal before that happens.

Why act early in Glenlochar

Redecorating is a good moment to renew the mastic. Fresh joints finish the job neatly. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

The cost reflects the work involved, not guesswork. That’s why we ask about the job first and agree the price before starting.

Why us?

  • Over 20 years’ experience
  • Fully insured
  • You choose the colour before work begins
  • Any old sealant cut out fully, not covered over

What affects the cost of window mastic

We do not publish a price list, because jobs vary so much. What we look at:

  • How easy the joints are to reach
  • The product the joint needs
  • Working hours on commercial sites
  • Whether there’s mould to deal with

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Asking for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • How we’d reach the joints
  • How many joints, rooms or windows are involved
  • A few pictures by email, if you can
  • Whether it’s a home or a business

There’s no standard price list. Instead, we give you a clear quote for your job. To get started, drop us a line at info@mrmastic.co.uk.
