New build mastic for homes and businesses in Glenlochar

Developers send us the plot schedule and we work through it. We seal bathrooms, kitchens, windows, doors and skirting so plots are ready to hand over. We work on bathrooms & en suites, plot handovers and show homes, and the jobs we see most are frame joints opening as the plaster dries and worktop and upstand sealant coming away.

For a place like Glenlochar, the journey and access are planned in advance. Inside work goes ahead in any weather; outside mastic needs a dry day.

Your job is guaranteed for a year, as with all our work.

Different surfaces, different methods

Skirting and floors

As timber and screed dry, skirting and floors shift. Caulk cracks; a flexible sealant moves with it.

Windows and doors

External mastic around new windows and doors is sometimes rushed or missed. We reseal it with a weatherproof, flexible sealant.

What happens if it’s left?

The builder is normally the first port of call while the snagging or warranty period runs. If it keeps failing or isn’t dealt with, we can reseal it properly. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

What you pay reflects the work, not guesswork. That is why we ask about the job first.

What you get with us

  • We’re fully insured
  • 20+ years of sealant experience
  • A sealant colour to suit the surroundings
  • White, clear, grey or another colour, product permitting

How the visit works

Most of a good job is in the preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for most snagging lists, longer for a run of plots. Somewhere like Glenlochar may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. First we work through your snagging list or plot schedule with you.
  2. The old bead comes out in full, with no layer left behind.
  3. Surfaces are cleaned of building dust and primed where needed.
  4. A sealant chosen for each area goes in and is tooled smooth.
  5. Each area is checked and left with its cure time.

Getting ready for the visit

  • Mention any leaks or damp you’ve noticed
  • Clear the area around the work
  • Keep children and pets away from the work area

What affects the cost of new build mastic

You’ll get a clear quote before any work starts. It’s based on:

  • Whether old sealant or filler has to be cut out
  • The number and length of the joints
  • Working hours on commercial sites
  • Mould in or behind the old joints

We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please email us at info@mrmastic.co.uk.

Helping us quote

Photos by email are helpful but not essential. Please mention:

  • How we’d reach the joints
  • The type of property
  • Photos by email, if that’s easy
  • The problem you’ve noticed

Asking for a quote is easy: tell us what needs doing and where, and roughly how big it is. A few pictures by email make the job easier to understand.

Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • Leaking fittings rather than failed sealant
  • Settlement cracks that need a surveyor
  • Broken tiles or a split tray

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. Our tips:

  • Wipe joints with warm soapy water
  • Open a window or run the fan after bathing
  • Do not wait for the house to settle if water is getting through
  • Record problems with dated pictures

Avoid standing on the rim of the bath or the edge of the tray. If a bath or tray moves when you stand in it, get it looked at.

The sooner you deal with untidy or cracking sealant, the less there is to put right. Small faults turn into leaks if left.

Glenlochar questions

Do you cover Glenlochar for new build mastic?

Yes, Glenlochar is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.

Is new build mastic in Glenlochar guaranteed?

Every job comes with our 12-month guarantee, wherever it is. We are also fully insured and ARBOMaster approved.

Is it worth trying it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Can you quote for more than one area?

Yes, we can. Several rooms, windows or areas can go on one quote.

Can you do plot mastic on a new development?

Yes. We take on second-fix sealant work across new plots. Good preparation keeps snagging to a minimum.

How much does new build mastic cost in Glenlochar?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote and we will talk you through it.

Do the sealants smell?

It depends on the product. Some products have a noticeable smell, others very little.

My new home is still under warranty. Should I contact you?

Start with your builder while their snagging or warranty period runs. If that doesn’t work out, we are happy to quote with our one-year guarantee.

DIY versus a professional finish

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
