About our bathroom resealing in Newbridge
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Newbridge. We are fully insured ARBOMaster approved applicators, and every job carries our 12-month guarantee. If you are dealing with two layers of silicone, both failing and water getting behind the kitchen upstand, we can put it right.
Bathrooms in smaller places like Newbridge work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
All of our work is guaranteed for twelve months.

Why deal with it now?
Leaving a split or mouldy bead only stores up trouble. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, turning a small job into a building repair. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
The cost depends on how much there is to do, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts.

Shower trays & enclosures
There are usually two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both take water every day, so both are resealed with anti-fungal sanitary silicone.
Wet rooms
Not every wet room leak is a sealant problem. We reseal the joints and will tell you if the water seems to be coming from somewhere else.

What affects the cost of bathroom resealing
We don’t publish a price list. What we look at:
- How easy the joints are to reach
- How much there is to do
- Which sealant suits the joint
- Working hours on commercial sites
Doing several joints on one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. We’ll give you a clear price for the lot.
What we need to know
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- If it’s domestic, commercial or a hotel
- How we’d reach the joints
- The address or postcode of the job
- Any previous sealing or DIY work
For a quote, drop us a line at info@mrmastic.co.uk with the location and a short description of the problem. We will send you a clear quote before any work starts.
What bathroom resealing looks like in Newbridge
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out. There are hotels and other places to stay in and around Newbridge. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
For site and facilities teams at buildings such as Maxwelltown High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For landlords with property near Dumfries station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

When something else is needed
Some problems need a builder, plumber or other trade rather than us:
- A tray or bath that’s cracked through
- Loose or hollow tiles, or failed tanking behind them
- Cracked or missing grout between tiles (that is regrouting)
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.
What we seal
- Sinks & splashbacks
- Baths
- Basins & vanity units
- Wet rooms
- Kitchen worktops & upstands
- Shower trays & enclosures
What we do, step by step
There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen in most cases. Somewhere like Newbridge may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We start by protecting the area and stripping out the old bead.
- Next, the joint is cleaned and any mould is treated.
- We let it dry fully and fill the bath with water before sealing.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- Finally we tidy up and explain the cure time before we leave.
Before we arrive
- Tell us about any water getting in
- For indoor joints, keep the area dry beforehand if you can
- On commercial sites, let us know about site rules

Looking after it afterwards
How long the joints last depends on use and care. We suggest:
- Let new sealant cure fully before it gets wet
- Never pick at the silicone with a blade
- Squeegee the walls and tray after use
- Stick to a soft cloth and a mild cleaner
Check the sealant now and then. A small split or a corner lifting is easy to spot, and if anything looks wrong, just send an email to info@mrmastic.co.uk.
Do not wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.
Do you need bathroom resealing in Newbridge?
Plenty of failed sealant has been laid over the top of older sealant. New silicone will not bond to old silicone, so it lifts, lets water in and traps mould underneath.
Look out for these signs:
- Sealant that has split, shrunk or peeled away
- Water getting behind the bath panel
- A messy, uneven bead from a previous reseal
- Black spots spreading through the bead
Homes close to Holywood Parish Church And Churchyard include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
Questions to ask before you book
- What happens if the job turns out different
- How the joint is cleaned and prepared
- Is the old sealant removed completely?
- What the cure time is
Newbridge questions
Will you come out to Newbridge?
Yes, Newbridge is covered. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Do you take on hotel work around Newbridge?
Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.
Are you fully insured?
Yes. We’re fully insured, and we can confirm the details when we quote.
Can I choose the colour of the sealant?
White and clear are the most common choices, but other colours can be used to suit tiles and worktops. Let us know your preference when you ask for a quote.
Do you take out the old sealant first?
Yes. We cut out all the old sealant and clean the joint before resealing.
Is it OK to put new sealant on top of the old bead?
No. Sealing over the top looks fine for a few weeks, then lifts, because silicone does not bond to silicone. Every trace of the old bead is removed first.
When can I use the bath or shower again?
The surface skins over fairly quickly, but the bead needs longer to cure right through. Keep water off it for around 24 hours, or as long as we advise for that product.
Is it messy?
Tidy work is part of the job. We protect what’s around the joints, and the area is left clean when we finish.
