Bathroom resealing in Castledykes

How we handle bathroom resealing in Castledykes

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. Once it cracks or goes mouldy, water starts to find its way through. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. Typical jobs include mouldy sealant that has gone black and failed sealant on the screen profile, across kitchen worktops & upstands, shower trays & enclosures and baths.

In and around a place like Castledykes, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

Our work is backed for twelve months, in Castledykes and everywhere else we cover.

Quotes for bathroom resealing in Castledykes

The price is agreed before any work begins. It takes into account:

  • The number and length of the joints
  • Any mould that needs treating
  • Access and height
  • The old material and how stubborn it is

Leaving a failed joint usually makes the job bigger, not smaller. If you’re unsure, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.

What to tell us for a quote

There’s no need for technical detail. Just tell us:

  • Any previous sealing or DIY work
  • The address or postcode of the job
  • Whether it’s a home or a business
  • Photos by email, if that is easy

What happens if it’s left?

A clean new bead makes a room look cared for, which matters if you are letting a property or selling it. Lumpy sealant with smears on the tiles has the opposite effect, and it’s harder to put right later. In a place like Castledykes, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first.

Bathroom resealing around Castledykes

There are hotels and other places to stay in and around Castledykes. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.

For site and facilities teams at buildings such as Dumfries Academy, we reseal washrooms and kitchens in schools and businesses as well as homes. If you live in an older home near Troqueer Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. If you let a flat or house near Dumfries station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Work for landlords, hotels and businesses

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

We also work for property managers and facilities teams. We can quote a run of properties together.

Should I try it myself first?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

How to look after the new joints

To keep the joints looking good and working properly:

  • Move toiletries away from the joint
  • Use gentle cleaners on the silicone
  • Let new sealant cure fully before it gets wet
  • Keep scourers and sharp tools away from the bead

Give the silicone time to cure before it gets wet, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.

There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.

When it isn’t the sealant

Before you book, it’s worth knowing the limits:

  • Failed grout lines across the wall
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Cracks in the tray itself rather than the joint

If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

Joints and surfaces we work on

  • Kitchen worktops & upstands
  • Wet rooms
  • Shower trays & enclosures
  • Baths
  • Basins & vanity units
  • Sinks & splashbacks

How the visit works

Before we leave, we go over the finished joints with you and explain the cure time. The visit itself generally takes a morning or an afternoon for most single baths and showers, depending on the amount of work. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you’re told the cure time, normally around 24 hours.

Before we arrive

  • Clear items away from the joints we are working on
  • On commercial sites, let us know about site rules
  • Let us know about earlier repairs to the joints
