About our bathroom resealing in Holywood
With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Holywood. We are fully insured ARBOMaster approved applicators, and every job carries our one-year guarantee. Common call-outs are for water getting behind the kitchen upstand and leaks into the floor or ceiling below, on shower trays & enclosures, wet rooms and baths.
Bathrooms in smaller places like Holywood work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
Big or small, you get the same one-year guarantee.

- Tiles that have come away from the wall
- A tray or bath that is cracked through
- A leaking waste, trap or valve
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

Keeping the joints in good condition
A little care helps the new joints last. Our advice:
- Wipe up water along the back of the worktop
- Wait for the cure time we give you
- Do not let bottles sit on the bead
- Keep scourers and sharp tools away from the bead
Do not stand bottles along the bead, as they hold water against it. A quick squeegee after showering keeps water from sitting on the joint.
A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. Resealing before that happens protects the worktop.
The process
We work through the job in order: protect, prepare, seal, tidy. Typically it takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, and the area is left clean. Outside jobs in Holywood need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you are told the cure time, generally around 24 hours.
Preparing for the visit
- Try not to wet indoor joints just before the visit
- Mention any sign-in or site rules at work premises
- Tell us about access, such as stairs, a lift or high-level joints

Related advice
Can I do it myself?
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

There’s no set price list. What we look at:
- The size of the job
- When we can work, for business premises
- Mould in or behind the old joints
- Which sealant suits the joint
The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before we start.
What to tell us for a quote
When you contact us, these details help:

- Whether it’s a home or a business
For bathroom resealing in Holywood, email us at info@mrmastic.co.uk. Tell us what the problem is and where, and we will agree the price before any work begins.
What happens if it’s left?
A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, and that is a far bigger job than a reseal. Around Holywood, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we will explain what it covers.

Holywood homes and their sealant
Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
In the older streets around Holywood Parish Church And Churchyard, walls and floors in older homes can move, and sealant and grout show it first. Letting a property close to Dumfries station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Schools such as Maxwelltown High School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
