- A tray or bath that’s cracked through
- Tiles that have come away from the wall

Bathroom resealing in Kirkton, done properly
Kitchens need the same care as bathrooms. Worktop upstands, sink edges and splashback joints all take splashes every day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. Typical jobs include mouldy sealant that has gone black and lumpy, uneven sealant from a DIY attempt, across sinks & splashbacks, baths and basins & vanity units.
A bathroom in a place like Kirkton gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
Whatever the size of the job, you get the same 12-month guarantee in Kirkton and across Dumfries and Galloway.

How the job changes by surface
Shower trays & enclosures
Water often gets past the wall profile of a shower enclosure. It’s resealed along with the tray joints, sealing the side the enclosure’s instructions call for.
Wet rooms
If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We reseal the joints and will tell you if the water seems to be coming from somewhere else.
How the visit works
All our tools and materials come with us in the van, so you do not need to buy or prepare anything. After a quick look at the joints together, we protect the area and start. It normally takes two to three hours for a typical bath, depending on how much old sealant there is. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, usually around 24 hours.
Preparing for the visit
- For business premises, tell us about site rules or sign-in
- Mention if the joints have been sealed before
- Mention any tricky access

What we are called out for in Kirkton
The wrong product fails fast. Acrylic caulk and general-purpose sealants aren’t designed for a joint that is wet every day, so they stain, crack or go mouldy before long. Wet areas call for a sanitary silicone with an anti-fungal additive.
These are the problems we’re asked about most:
- Leaking joints on a shower screen
- A reseal done over the top of the old bead
- Gaps between the worktop and the wall
- Cracked, shrunken or lifting silicone
Homes close to Kirkmahoe Parish Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.
What your quote should include
- How the surfaces are prepared before sealing
- How long the guarantee is
- Whether VAT is included
- Which sealant they’ll use, and why
Leave it or put it right?
Mould removers can fade the surface of a stained bead, but where mould is inside the silicone it usually comes back. The lasting answer is to remove the bead and start again. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs. Ask us for a quote and we will explain what it covers.

Quotes for bathroom resealing in Kirkton
Every job gets its own quote. This is what makes a difference:
- How much old sealant there is and how hard it is to remove
- Working hours on commercial sites
- The type of sealant required
- How many rooms, windows or areas are involved
Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.
Helping us quote
To help us quote quickly, let us know:
- The type of property
- The address or postcode of the job
- What the problem is, such as mould, gaps, leaks or cracking
- Access, such as stairs, a lift or height
For a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We’ll give you a clear price before any work starts.
Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Do not leave water standing on kitchen joints
- Wipe the sealant dry after showering
- Give the silicone its full cure time
- Don’t let bottles sit on the bead
Clean the silicone with care: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.
A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning usually will not remove it. Replacing the sealant early keeps the job small.
Kirkton: your questions answered
Is Kirkton in your area for bathroom resealing?
Yes, Kirkton is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing.
Do you work for landlords with property near Dumfries station?
Yes. We work for landlords and letting agents as well as householders. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.
Can I add another job to the visit?
Yes. Just list everything you need.
When can I use the bath or shower again?
Silicone is touch-dry quite quickly, but it takes longer to cure. Leave it around 24 hours before it gets wet, or follow the cure time we give you.
Can you just seal over the old silicone?
No. New silicone won’t bond to old silicone, so it peels away and hides mould and water. We always take the old sealant out completely.
Does the resealing come with a guarantee?
Yes, for 12 months. Good ventilation and gentle cleaning help it last.
My sealant has gone black. Can you sort it?
Yes. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.
What do you put in the joint?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We will tell you what we are using and why.

What else we do in Kirkton
Bathrooms and kitchens in Kirkton
In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.
For landlords with property near Dumfries station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
