Window Mastic in Cargenbridge
Mastic around window and door frames, sills and patio doors for homeowners, landlords and businesses in Cargenbridge. Fully insured, ARBOMaster approved and guaranteed for a year.
- Mastic that has split away from the wall
- Sealant in the wrong colour for the frame
- Whistling draughts around closed windows
Window mastic for homes and businesses in Cargenbridge
Most frames have an outside joint and an inside one. Outside, the mastic keeps rain out; the internal joint closes the gap to the plaster and stops draughts. We seal one or both, depending on what’s needed. We work on timber windows & doors, composite doors and window sills, and people most often call us about rain getting in at the frame or under the sill and cracked sealant at the sill ends.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

Different surfaces, different methods
Composite doors
If the door itself is draughty, the issue may be the door seals or hinges rather than the frame mastic. We seal the frame and let you know about anything else.
Timber windows & doors
Soft or rotten wood cannot be sealed successfully. If we find rot, we’ll tell you before going ahead, as that is a job for a joiner.
What we can’t put right
Sealant is not the answer to every problem, and we’d rather say so up front. Sealant will not put right:
- Draughts through the window seals rather than the frame
- Misting between the panes of a double-glazed unit (that needs a new unit)
- Penetrating damp from a failed cavity tray or render
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

Aftercare tips
No joint lasts for ever, but care makes a real difference. Our tips:
- Keep drainage slots and sill grooves clear
- Air rooms to keep condensation down around windows
- Do not paint over the silicone
- Look round the frames every year or so
Check the drainage slots in the frames aren’t blocked, so rain drains out rather than building up at the sealant.
Water gets in quietly when mastic fails. You might not see it until plaster blows or a damp patch appears inside. Early resealing stops it reaching that point.
How we quote for window mastic
Every job gets its own quote. This is what makes a difference:
- Working hours on commercial sites
- The type of sealant required
- Whether the work is at height
- Whether old sealant or filler has to be cut out
What it costs depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. We give a clear quote before we start.
Helping us quote
Photos by email are helpful but not essential. Try to tell us:
- Any previous sealing or DIY work
- The problem you’ve noticed
- Photos by email, if that’s easy
- How many joints, rooms or windows are involved

What window mastic looks like in Cargenbridge
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.
For landlords with property near Dumfries station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. Managing a site like Dumfries Academy? Then larger buildings have plenty of frames, and the mastic around each one ages.

Should I try it myself first?
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Why act early in Cargenbridge
Resealing frames is a short job: the visit takes a few hours for a few frames, or a day or more for a whole house. Leave it until water is coming in and you may need plastering and decorating as well. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

We keep the work tidy. We protect what’s around the joints.
When is the sealant fully cured?
Cure times vary by product and the temperature. We tell you how long to leave it before we go.
Can you seal over the old sealant?
No, and we never do. It may look fine at first, but the new layer lifts away from the old one. The old sealant has to come out completely.

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
How it works
Good joint work is mostly preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes most of a day for a typical house, less for a few frames. Somewhere like Cargenbridge may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We check how each frame can be reached safely.
- All the failed sealant is cut away, along with any loose debris.
- Frame and wall are cleaned and must be dry before sealing.
- Deep voids are backed, then the sealant is gunned in.
- The joint is shaped to shed water and the area tidied.
Getting ready for the visit
- Where the joints are inside, avoid wetting them before we arrive
- Let us know about parking restrictions
- Mention any tricky access
