Commercial sealant for homes and businesses in Racks

For a rental portfolio, resealing between tenants keeps bathrooms and kitchens presentable. Several addresses can be quoted together. If you have black, stained silicone in guest bathrooms and tired sealant in let properties, we can put it right, on office washrooms & kitchens, retail & leisure sites and rental portfolios alike.

For a place like Racks, the journey and timings are planned in advance, so it can be fitted around bookings or opening times where possible.

We stand behind the work with a one-year guarantee, so you are not left on your own once the job is done.

What we do, step by step

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The job generally takes as long as the scope needs, from one welfare room to a full building. Around Racks, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First we visit and agree the scope, the sequence and the working hours.
  2. Every area is sheeted and the old silicone stripped out.
  3. Joints are cleaned, treated for mould and dried.
  4. New sealant suited to each area is applied and tooled.
  5. Rooms are checked and returned with a cure time so staff know when to use them.

Getting ready for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Move anything stored near the joints
  • For business premises, tell us about site rules or sign-in

What affects the quote in Racks

We quote each job individually. This is what makes a difference:

  • The number of rooms or windows
  • Any working-time requirements on site
  • Whether the work is at height
  • The number and length of the joints

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we will go through it with you.

Asking for a quote

Photos by email are helpful but not essential. Please mention:

  • Whether it has been sealed before
  • How many joints, rooms or windows are involved
  • How we’d reach the joints
  • Photos by email, if that’s easy

We quote each job on its own. Just drop us a line at info@mrmastic.co.uk with the details, and photos are welcome.

For landlords and businesses

From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

Mouldy or split sealant often shows up at the end of a tenancy. Several properties can go on one quote.

Do you need commercial sealant in Racks?

In office kitchens and tea points, joints are wet and wiped all day, and grease and cleaning sprays break down sealant. Worktop and sink joints are often the first to go.

These are the problems we are asked about most:

  • Failed joints in office kitchens and tea points
  • Sealant failing again soon after quick repairs
  • Joints that need doing before an inspection or audit
  • Water marks on ceilings under bathrooms

In and around Racks, as anywhere, good commercial sealant starts with a clean, dry, properly prepared joint.

10 questions to ask before booking

Why act early in Racks

Sealant work is quick by the room: the job takes a few hours for a single washroom, longer for a whole building. After that, each area needs its cure time before use, so planning the order matters more than the hours on site. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

A failed joint rarely gets cheaper to fix by waiting. If you are unsure, email us at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

How to look after the new joints

Joint life depends on how it’s used and looked after. We suggest:

  • Pass on the cure time to whoever cleans the rooms
  • Use mild cleaners on sealant, not bleach or abrasives
  • Leave squeegees in busy showers
  • Act on lifting sealant before it leaks

Ask staff to report splits or lifting sealant early. A small gap caught quickly is a short fix, and if anything looks wrong, just drop us a line at info@mrmastic.co.uk.

Signs to look for: mould, splits, peeling corners or water marks downstairs. When you see them, it’s time to plan a reseal.
