External mastic near Racks

What the job involves on each surface

Brickwork movement joints

Brick moves with heat and moisture, and grows a little over time. That movement goes into the joint, so its sealant has to stay flexible.

Cladding and façade panels

Where a cladding system has its own specified sealant, we follow it or an approved alternative. Send us any details you have about the façade.

How we handle external mastic in Racks

Ground-floor and low-level joints are straightforward to reach. For joints higher up, give us some details of the building and we’ll confirm what’s needed to reach them safely. Typical jobs include sealant pulling away from one side of the joint and movement joints filled with mortar instead of sealant, on façade panels, joints between brick and frames and brickwork movement joints.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we’ll put it right.

Common problems we fix in Racks

A lot of failed joints come down to preparation: dusty or wet faces, no primer where one was needed, or old sealant left in. The sealant never bonds properly.

Signs it’s time to call us include:

  • Sealant that has lost its bond to the brick or render
  • Hard, crazed mastic that has stopped moving
  • Leaking joints around cladding and façade panels
  • Water getting into walls through failed joints

If you let a flat or house near Dumfries station, outside joints that have cracked can let damp into a rental, so check them between lets.

What your quote should include

  • Whether they seal over old material or remove it
  • What happens if the job turns out different
  • Whether they’re fully insured
  • Whether you can choose the colour

Choosing a sealant specialist

DIY versus a professional finish

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Honest limits

Sealant is not the answer to every problem, and we will tell you before work begins. Sealant will not put right:

  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Subsidence or other structural problems
  • Render that is blown, hollow or coming away

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before you book.

Racks: your questions answered

Can you help a landlord with a rental near Dumfries station?

Yes, we work for landlords and letting agents. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.

Do you cover Racks for external mastic?

Yes, Racks is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.

How long does the job take?

As a guide, most jobs take a few hours to a few days, depending on the length of joint and the access. Larger jobs naturally take longer, and we’ll tell you how long to expect.

Will the old sealant be removed?

Yes, every time. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.

What does external mastic cost?

We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

Do you work for hotels and businesses?

Yes. Commercial and hotel work is a large part of what we do. Working times can be discussed when we quote.

Where do you work from?

We work from Crawley. Our applicators cover Racks, along with the rest of our area.

Do you guarantee your work?

Yes. There’s a 12-month guarantee on every job, wherever you are.

Racks buildings and the weather

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

What we do, step by step

You don’t need to clear the whole room or building before we come, just the space around the work. We protect the rest, and the work takes anything from a few hours to several days, depending on the building for a typical job. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We look at every joint and agree a colour to suit the wall.
  2. Failed sealant is removed back to clean, sound faces.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

Before we arrive

  • Keep children and pets away from the work area
  • Mention any leaks or damp you’ve noticed
  • Let us know about earlier repairs to the joints
