Torthorwald: your questions answered

Do you work for landlords with property near Dumfries station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.

Is Torthorwald within the area you cover?

Yes, Torthorwald is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

What sealant do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

Is there any odour?

There can be a smell while the sealant cures, which fades as it sets. Opening a window helps.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator.

How do you reach high-level joints?

That depends on the building and the joints. We work on joints that can be reached safely. Tell us about the building and we will confirm what access is needed.

Can you seal joints between two different materials?

Yes. We cut out the old sealant, prepare both faces and reseal with a flexible exterior product. The colour is chosen to suit.

Are you insured?

Yes. We are fully insured for domestic and commercial work.

External mastic in Torthorwald

Low-level joints can generally be done from the ground. Where joints are higher up, tell us about the building when you get in touch and we will confirm what access is needed. Common call-outs are for failed sealant between panels on a façade and plants rooting in failed movement joints, on concrete & block, façade panels and copings & trims.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.

The work is covered for a year after we finish. If anything isn’t right with it, drop us a line at info@mrmastic.co.uk.

DIY versus a professional finish

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Torthorwald buildings and the weather

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

For landlords with property near Dumfries station, outside joints that have cracked can let damp into a rental, so check them between lets. Homes close to Churchyard and Gatepiers include some older properties, and an extension built onto an older house moves differently, and the joint between them takes the strain.

Why deal with it now?

The longer a joint stays open, the more water the wall takes in. Wet masonry is more easily damaged by frost, so the damage spreads beyond the joint. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Leaving a failed joint normally makes the job bigger, not smaller. If you are unsure, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.

How it works

Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes anything from a few hours to several days, depending on the building. Outside jobs in Torthorwald need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. Failed sealant is removed back to clean, sound faces.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. Primer is applied wherever the sealant needs it.
  5. We gun in low-modulus sealant and tool it neatly.

Preparing for the visit

  • Mention any sign-in or site rules at work premises
  • Try not to wet indoor joints just before the visit
  • Let us know about stairs, lifts or work at height

Advice

What we can’t put right

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Adding movement joints to masonry that has none
  • Cracked brickwork or render that needs a builder or plasterer
  • Movement that is more than a sealant joint can take

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before you book.

Surfaces we seal

  • Render & cladding joints
  • Joints between brick and frames
  • Concrete & block
  • Copings & trims
  • Brickwork movement joints
  • Façade panels

What affects the quote in Torthorwald

Your quote is based on your job. We take into account:

  • The number and length of the joints
  • Mould in or behind the old joints
  • Working hours on commercial sites
  • The product the joint needs

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

What we need to know

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • How we’d reach the joints
  • The problem you’ve noticed
  • Roughly how big the job is
  • Where the job is, and your postcode

Need a quote? Please drop us a line at info@mrmastic.co.uk and tell us about the job. We’ll explain what we’d do and give you a clear price before any work starts.

Looking after it afterwards

Looking after new joints is easy:

  • Don’t let climbing plants root in the sealant
  • Keep movement joints as flexible joints, not mortar
  • Leave the joints unpainted unless we’ve said otherwise
  • Keep water from gutters off the wall

Give the sealant the cure time we tell you before anything rubs against it. Most exterior sealants skin fast but take longer to cure right through.

Act while the splits are small. At that stage it’s a simple cut out and reseal.
