About our external mastic in Kelton

We are ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Porous or awkward surfaces are primed where the sealant needs it, and we don’t skip that step. If you’re dealing with hard, crazed mastic that has stopped moving and gaps where render, brick and frames meet, we can help, on render & cladding joints, brickwork movement joints and copings & trims alike.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

How it works

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for a handful of joints, longer for a whole elevation. Somewhere like Kelton may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. Failed sealant is removed back to clean, sound faces.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

Before we arrive

  • For indoor joints, keep the area dry beforehand if you can
  • Let us know if you’ve seen damp or leaks
  • Tell us about access, such as stairs, a lift or high-level joints

External mastic in Kelton: local notes

Kelton is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

Letting a property close to Dumfries station? Then outside joints that have cracked can let damp into a rental, so check them between lets.

Kelton is about 3 miles south of Dumfries, in Dumfries and Galloway. Jobs in Kelton get the same care as everywhere else we work: the old material taken out, joints prepared properly and a 12-month guarantee. We cover 138 towns and villages across Dumfries and Galloway. Glasgow is on our list too, about 64 miles from Kelton.

Work in DG1 works the same way as everywhere else we cover. Whether your property is on Glencaple Road and Carlin Road or anywhere close by, we can help. Nearby, we also carry out external mastic in Glencaple (1 mile south), Loaningfoot (2 miles north), Bankend (3 miles south-east), Racks (3 miles north-east) and Greenlea (4 miles north-east). Within a short drive, we also cover Dumfries (3 miles north), Annan (13 miles east), Lockerbie (11 miles north-east), Dalbeattie (11 miles south-west), Castle Douglas (15 miles west) and Heathhall (5 miles north).

Questions from Kelton

Do you work for landlords with property near Dumfries station?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before any work starts.

Does the coastal weather in Kelton affect outside sealant?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Can you seal over the old sealant?

No, it will not last. It may look fine at first, but the new layer lifts away from the old one. The old sealant has to come out completely.

What is backing rod for?

That is backing rod, a closed-cell foam. It stops the sealant going in too deep and bonding to three sides, which would stop it stretching.

Is it worth trying it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.

Where is Mr Mastic based?

We work from Crawley. We cover Kelton and the rest of Dumfries and Galloway, along with the rest of our area.

Is it OK to fill a movement joint with cement?

No, not where the gap is a movement joint. Filling it with mortar defeats its purpose and can lead to cracking. A flexible sealant is the right fill.

Is the work guaranteed?

Yes, always. There’s a 12-month guarantee on every job.

How to look after the new joints

No joint lasts for ever, but care makes a real difference. Our tips:

  • Make sure movement joints are not pointed over
  • Get split or bare joints resealed while the damage is small
  • Show decorators and builders where the movement joints are
  • Clear growth from the base of walls and joints

Avoid pressure-washing straight into the joints. High-pressure water can lift the edges over time.

Leave a failed movement joint and water keeps getting into the wall. Over time it can mean damp inside, stained render or frost-damaged brick, all bigger jobs than a reseal.

DIY versus a professional finish

A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

What we’re called out for in Kelton

Some movement joints have been pointed up with mortar, often by someone who didn’t know what it was for. The joint can’t move, so the wall cracks somewhere else instead.

If you can see any of these, it’s time to have the joints looked at:

  • Old sealant gone brittle and cracked
  • Rigid filler in a joint that should flex
  • Sealant that has lost its bond to the brick or render
  • Gaps where render, brick and frames meet

Around Kelton, as everywhere, external mastic is only as good as the preparation behind it.

Choosing a sealant specialist

How we quote for external mastic

We quote each job individually. These are the things that affect it:

  • How easy the joints are to reach
  • The type of sealant required
  • The size of the job
  • How much old sealant there is and how hard it is to remove

What you pay reflects the work, not guesswork. That’s why we ask a few questions first.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Roughly how big the job is
  • Whether it has been sealed before
  • Where the property is
  • Any access issues, like height or stairs

Need a quote? Please send an email to info@mrmastic.co.uk with a few details. You will know what we plan to do, and what it will cost, before any work begins.

What we can’t put right

We will not take on work that will not last, so these are the limits:

  • Rising or penetrating damp from elsewhere in the wall
  • Failed render or damaged cladding panels
  • Structural movement, which needs a surveyor or engineer

If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

What we seal

  • Render & cladding joints
  • Copings & trims
  • Façade panels
  • Joints between brick and frames
  • Concrete & block
  • Brickwork movement joints
