Trusted new build mastic in Kelton

New build mastic in Kelton

If your new home has a leaking shower seal, open skirting joints or untidy sealant, we can help. If you’re still within the builder’s snagging or warranty period, tell them first. If you have second-fix sealing on new plots and cracks appearing as a new home settles, we can help, whatever the surface.

Timber frame is common in newer Scottish homes, and it settles over the first years, so skirting and floor joints can open up. In older homes, timber floors move through the year too.

Every job comes with our 12-month guarantee, wherever you are in Dumfries and Galloway.

New build mastic around Kelton

Kelton is close to the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so any gaps are best picked up early. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.

If you’ve bought a new home near Dumfries station, the sealant around baths, showers and frames is worth checking in the first year or two.

How the job changes by surface

Bathrooms and en suites

Shower trays in new homes often move slightly in the first year. The joint is stripped back before the new bead goes in.

Show homes

In a show home, the sealant is on display. We lay neat, even beads in colours to suit the finishes.

Leave it or put it right?

A quick bead over the top of the old sealant can look fine at first, but it will not bond to the old layer. Taking it all out and starting again is the only way to get a lasting seal. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

Common questions in Kelton

Will you come out to Kelton?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Can you help a landlord with a rental near Dumfries station?

Yes, we work for landlords and letting agents. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.

Do you work for developers?

Yes. Second-fix sealing in bathrooms, kitchens, frames and floors is part of what we do. We clean and prime joints properly to keep callbacks down.

What do you need from me for a quote?

Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply send an email to info@mrmastic.co.uk.

Does someone need to be in?

It depends on the job. For work indoors, someone needs to let us in, and for outside work we’ll agree access with you when we book.

Will you just run a new bead over the existing one?

No. Fresh silicone doesn’t stick to the old layer, so sealing over the top fails quickly. The old sealant always comes out first.

When is the sealant fully cured?

Cure times vary by product. Before we leave, we will tell you the cure time.

Do you remove the old sealant?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

What we do, step by step

The work is kept neat and contained to the joints we are treating, so you can carry on as normal. The job generally takes anything from a few hours to several days, depending on the number of plots, and we explain the cure time before we leave. Somewhere like Kelton may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
  2. The old bead comes out in full, with no layer left behind.
  3. We clean off dust from the build and prime the surfaces where the product needs it.
  4. A sealant chosen for each area goes in and is tooled smooth.
  5. We check every joint and tell you how long each needs to cure.

Before we arrive

  • Mention any leaks or damp you’ve noticed
  • Let us know about parking restrictions
  • Mention any tricky access

DIY versus a professional finish

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Signs you need new build mastic in Kelton

Sealant is often one of the last jobs before handover. Joints are not always cleaned of dust or primed, so the bead never bonds properly.

The problems people normally mention when they call are:

  • Messy sealant that spoils new finishes
  • Second-fix sealing on new plots
  • Joints pulling apart as timber shrinks
  • Cracked caulk along new skirting

Around Kelton, as everywhere, new build mastic is only as good as the preparation behind it.

What to look for in a quote

  • When the joint can take water or movement
  • How much experience the applicator has
  • How the colour is chosen
  • Is VAT in the price?

When it is not the sealant

A few problems are outside what sealant work can do:

  • Baths and trays that move too much for sealant to cope with
  • Structural cracks in walls or ceilings
  • Leaks from pipes, valves or wastes, which need a plumber

If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

  • Kitchens

  • Skirting & floors

How to look after the new joints

A little care helps the new joints last. We recommend:

  • Report sealant problems to your builder during the snagging period
  • Use the extractor fan every time you shower
  • Don’t seal over failed sealant yourself
  • Wipe joints with warm soapy water

Photograph failed sealant before it’s redone and keep the builder’s replies. It’s useful if you need to raise other issues later.

A failed seal in a new home lets water into joists, plasterboard and ceilings. Early resealing keeps the job small.
