How we handle gutter sealing in Kelton

A lot of gutter leaks come down to one tired joint. The joint is cleaned, dried and resealed using a gutter sealant. If the gutter itself has failed, we say so. We work on soffit joints, uPVC fascias and gutter end caps, and common reasons people get in touch are rain getting in around a garage door and old sealant on roofline trims that has split.

Outside joints can only be sealed when they’re dry, so work in Kelton depends on the weather. Let us know about access to every wall and roofline.

We stand behind the work with a one-year guarantee.

The process

There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the work takes a few hours, depending on the number of joints and the access in most cases. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. First we trace the drip and check the gutter isn’t damaged.
  2. The old sealant and dirt are cleaned out of the joint.
  3. We dry the joint so the new sealant can bond.
  4. We seal the joint with a sealant made for gutters.
  5. The gutter is checked and debris around the joints cleared.

How to prepare

  • Clear the area around the work
  • Try not to wet indoor joints just before the visit
  • Tell us about any water getting in

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Leave it or put it right?

Water from a leaking joint hits the same spot every time. Over time that can stain brickwork, mark render and encourage damp, so it’s worth sealing early. In an older home around Kelton, damp from a failed joint can get into timber and plaster.

A failed joint rarely gets cheaper to fix by waiting. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

Work for landlords, hotels and businesses

We work for landlords and agents as well as householders. Resealing between tenancies keeps a property looking cared for.

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

When something else is needed

To be straight with you, some problems need a different trade:

  • Guttering that needs replacing
  • Blocked downpipes
  • Leaks from the roof rather than a joint

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before booking.

What we seal

  • Gutter end caps
  • Garage door frames

  • Gutter joints

Different surfaces, different methods

Garage door frames

Frame-to-brick joints face the weather. We use a sealant made for outdoor joints.

uPVC fascias

Joints between fascia boards can open over time. We seal them neatly in a suitable colour.

Kelton buildings and the weather

Kelton is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on gutter, fascia and roofline joints, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

For landlords with property near Dumfries station, a gutter joint that drips onto the wall can turn into a damp complaint, so it’s worth checking. Around Kelton, as everywhere, gutter sealing is only as good as the preparation behind it.

Kelton is about 3 miles south of Dumfries, in Dumfries and Galloway. Kelton is one of 138 towns and villages in Dumfries and Galloway we cover. There’s also a page for Glasgow, roughly 64 miles from Kelton.

Aftercare tips

Looking after new joints is easy:

  • Keep ladders off the guttering
  • Look at the gutters while it’s raining
  • Keep downpipes clear
  • Deal with a drip before winter

Leave the new sealant to cure as we advise before poking or cleaning near it.

Rain getting in round a garage door frame can damage what’s stored inside. Resealing the frame is a quick job.

Your questions about gutter sealing in Kelton

Will you come out to Kelton?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Does the coastal weather in Kelton affect outside sealant?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

Can you seal over the old sealant?

No, and we never do. It can look neat for a few weeks, but the new layer lifts away from the old one. The old sealant has to come out completely.

What should I tell you?

Just the basics: where it is, what you’ve noticed and how we reach it. Then email us at info@mrmastic.co.uk.

Is sealing fascia joints something you do?

Yes. We seal the joints, not replace the boards, and if a board is damaged, we’ll tell you.

Do you work for letting agents?

Yes, we do. We work in homes, commercial premises and hotels, and we’re fully insured.

How do I get a quote for gutter sealing in Kelton?

It depends on the job, so we quote each one individually. For a quick quote, send an email to info@mrmastic.co.uk with a short description of the job.

Do I have to be there?

That depends on where the joints are. Inside work needs someone to give us access.
