Trusted gutter sealing in Bankend

Gutter sealing in Bankend, done properly

A lot of gutter leaks come down to one tired joint. We clean out the joint, dry it and reseal it using a gutter sealant. If the gutter is broken or sagging, we will tell you. Common call-outs are for leaking gutter joints and stop ends and open joints in fascias and soffits, across uPVC fascias, garage door frames and gutter end caps.

In and around a place like Bankend, many buildings face open ground and take the full weather. Gutter joints and wall joints take a battering, so they need a sealant that moves with the building.

Big or small, it’s backed by our 12-month guarantee.

What the job involves on each surface

Soffit joints

Soffit board joints can separate over time. We seal them to close the gaps.

Garage door frames

Frame-to-brick joints face the weather. An exterior sealant suits them.

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Sort out a dripping joint early
  • Look for streaks or damp on the wall below gutters
  • Keep downpipes clear
  • Glance at the soffit joints now and then

Leave the new sealant to cure as we advise and avoid disturbing it.

The sooner a gutter leak is sealed, the less water reaches the wall. We will let you know if the gutter needs more than sealant.

Should I try it myself first?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What affects the cost of gutter sealing

There’s no set price list, because jobs vary so much. What we look at:

  • How much there is to do
  • When we can work, for business premises
  • Any mould that needs treating
  • How many rooms, windows or areas are involved

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

What we need to know

To make quoting easier, please include:

  • Pictures of the joints, sent by email
  • Any access issues, like height or stairs
  • What the problem is, such as mould, gaps, leaks or cracking
  • Whether it has been sealed before

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we will explain how we’d tackle it. When it suits you, email us at info@mrmastic.co.uk.

What we do, step by step

When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes a few hours, depending on the number of joints and the access. Outdoor work around Bankend depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. First we trace the drip and check the gutter isn’t damaged.
  2. The old sealant and dirt are cleaned out of the joint.
  3. We dry the joint so the new sealant can bond.
  4. A gutter sealant is applied to the joint.
  5. The gutter is checked and debris around the joints cleared.

How to prepare

  • Tell us about access, such as stairs, a lift or high-level joints
  • For indoor joints, keep the area dry beforehand if you can
  • Mention any leaks or damp you’ve noticed

Bankend buildings and the weather

Bankend is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on gutter, fascia and roofline joints, especially on the side facing the sea. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.

In and around Bankend, as anywhere, good gutter sealing starts with a clean, dry, properly prepared joint. If you live in an older home near Caerlaverock Parish Church And Churchyard, the joints between older walls, newer extensions and the roofline need a sealant that can move.

Bankend is about 6 miles south-east of Dumfries, in Dumfries and Galloway. From the centre of Bankend to the outskirts, gutter sealing is available for homes and businesses alike, from flats and houses to offices and hotels. 138 places in Dumfries and Galloway are on our list, from the larger towns to small villages. What sealant work can’t fix

It helps to know what we cannot do:

  • Roof leaks, slipped tiles or failed flashing (a roofer’s job)
  • Boards that have decayed or split
  • Gutters that have dropped or pulled away

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before you book.

Why it’s worth doing now in Bankend

New gutters cost far more than a few resealed joints. Where the gutter is in good order and only a joint leaks a reseal is all it needs. If it’s broken or sagging, a gutter installer needs to look. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first and send you a clear quote before any work starts.

Why choose Mr Mastic in Bankend

  • White, clear, grey or another colour, product permitting
  • You choose the colour before work begins
  • We leave the area clean and tidy
  • Old sealant always removed completely

Questions from Bankend

Is gutter sealing in a coastal place like Bankend any different?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

Do you cover smaller places like Bankend?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned.

How long does the job take?

That depends on how much there is to do, but most jobs take an hour or two for a few joints, longer for a full run. We will tell you when we quote.

What sealant do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

What should I tell you?

Only a few details: the address or postcode, what’s wrong and any access issues. Then drop us a line at info@mrmastic.co.uk.

How much does gutter sealing cost in Bankend?

Every job is different, so each one gets its own quote. To get one, email us at info@mrmastic.co.uk with a short description of the job.

Can I add another job to the visit?

Yes. Just list everything you need and we’ll quote it together.
