Sand mastic for homes and businesses in Bankend
Traditional burnt sand mastic blends with stone and brick surrounds. It’s a good fit for period properties where a modern sealant bead would stand out. We work on brick reveals, tenement windows and sash and case windows, and people most often call us about tired mastic found when preparing windows for paint and failed mastic on an exposed elevation.
In and around a place like Bankend, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.
A one-year guarantee comes with the work, just as it does everywhere we cover.

DIY versus a professional finish
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Quotes for sand mastic in Bankend
The quote reflects the job in front of us. We look at:
- Which sealant suits the joint
- How much there is to do
- Whether the work is at height
- How many rooms, windows or areas are involved
Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.
What we need to know
You don’t need to know the technical terms. Just tell us:
- Where the property is
- If someone has resealed it before
- Roughly how big the job is
- The type of property

What the job involves on each surface
Period and listed homes
Many older homes were built with sand mastic round the windows. On listed buildings, check with your planning authority first.
Brick reveals
Sand mastic is also used where timber frames meet brick. It gives a traditional finish.
Bankend homes and the weather
Bankend is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.
In and around Bankend, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint. Homes close to Caerlaverock Parish Church And Churchyard include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Why act early in Bankend
Before painting the windows, it pays to renew the mastic. Painting over failed mastic does not seal it and traditional guidance is to leave the new mastic unpainted. In a place like Bankend, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
What you pay reflects the work, not guesswork. That is why we ask about the job first and agree the price before starting.

Your questions about sand mastic in Bankend
Does the coastal weather in Bankend affect outside sealant?
Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.
Do you cover smaller places like Bankend?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
What should I tell you?
The location, the problem and the rough size of the job. Photos by email help too.
Will it make a mess?
We keep the work tidy. We protect what’s around the joints.
Can you work on commercial sites?
Yes. We have worked for hotels, offices and other businesses, and we are fully insured.
Are you fully insured?
Yes. We’re fully insured.
How long does sand mastic take to harden?
It forms a skin fairly soon and it hardens fully over a longer time. Timing depends on the weather and the joint.
Should I try DIY first?
That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.
How it works
Once we’re on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours per window, depending on the condition of the joints. Around Bankend, distance and access matter more than parking. Tell us how to find the property and how to reach the work.
- We start by checking each surround and agreeing the joints to renew.
- Old, loose mastic is raked out and the joint cleaned.
- Deep voids are packed so the mastic is the right thickness.
- We mix the sand mastic and apply it by hand, shaping it to the joint.
- We dress the surface so it sits neatly against the masonry.
Before we arrive
- For indoor joints, keep the area dry beforehand if you can
- Tell us about any previous sealing or DIY attempts
- Clear the area around the work

Aftercare tips
How long the joints last depends on use and care. We suggest:
- Go gently near the mastic when preparing windows
- Do not paint over the new mastic
- Inspect the joints round the windows every year or so
- Plan mastic work ahead of painting
Look at the mastic when you look over the windows. Catching cracks early keeps repairs small.
It’s best to renew mastic before painting the windows. Paint over cracked mastic only covers it up.
