About our bathroom resealing in Bankend

Homes in Bankend have the same weak spots as anywhere else: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. If you are dealing with splits where the tray meets the wall and sealant that has split, shrunk or peeled away, we can help.

Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

What we’re called out for in Bankend

Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.

Look out for any of the following:

  • Gaps between the worktop and the wall
  • Sealant that has split, shrunk or peeled away
  • Splits where the tray meets the wall
  • Failed sealant on the screen profile

If you live in an older home near Caerlaverock Parish Church And Churchyard, walls and floors in older homes can move, and sealant and grout show it first.

Questions from Bankend

Will you come out to Bankend?

Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Can you do bathroom resealing in Bankend?

Yes, Bankend is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We will tell you what we’re using and why.

My sealant has gone black. Can you sort it?

Yes, we can. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.

How long will the resealing take?

One bath or shower is around two hours’ work, including cutting out the old sealant. A whole bathroom plus the kitchen may take most of the day.

Is it OK to put new sealant on top of the old bead?

No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.

Will the old sealant be removed?

Yes, always, and completely. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.

What the job involves on each surface

Sinks & splashbacks

Splashbacks in glass, tile or acrylic meet the worktop in a long joint. We renew it in clear, white or a matched colour.

Kitchen worktops & upstands

Kitchen joints need more degreasing than bathroom ones, because cooking grease stops sealant bonding. The extra cleaning is what makes the bead last.

Work for landlords, hotels and businesses

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Quotes for bathroom resealing in Bankend

Every job gets its own quote. This is what makes a difference:

  • Which sealant suits the joint
  • Whether the work is at height
  • Working hours on commercial sites
  • The old material and how stubborn it is

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference.

Helping us quote

To make quoting easier, let us know:

  • Access, such as stairs, a lift or height
  • Whether it’s a home or a business
  • Whether it has been sealed before
  • Where the job is, and your postcode

For a quick quote, get us on the phone, or email us if that is easier. Tell us about the joints that need doing and we will talk you through the work.

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

The process

At the end, we look at the finished work together. The work normally takes half a day or less for one room, longer when the kitchen is included, depending on the amount of work. Outside jobs in Bankend need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. Finally we tidy up and explain the cure time before we leave.

How to prepare

  • Try not to wet indoor joints just before the visit
  • Mention if the joints have been sealed before
  • Tell us about access, such as stairs, a lift or high-level joints

Advice

Bankend homes and their sealant

Bankend is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

What sealant work cannot fix

We’d rather tell you now than do work that won’t last, so here’s what sealant can’t put right:

  • Water getting in through the grout rather than the sealant
  • Cracks in the tray itself rather than the joint
  • Tiles that have come away from the wall

If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.
