Bankend Window Mastic
Our applicators work in Bankend on mastic around window and door frames, sills and patio doors. Old material cut out, joints cleaned and sealed neatly and a 12-month guarantee.
- Sealant in the wrong colour for the frame
- Cold air getting in at the frame edge
- Draughty joints inside around the window
About our window mastic in Bankend
The mastic around a window or door seals the gap between the frame and the wall. Once that seal fails, wind and rain find the gap. Our applicators cut it out and replace it with a flexible, weatherproof sealant. Typical jobs include draughts coming in around windows and doors and gaps between the frame and the inside reveal, across uPVC windows, aluminium frames and window sills.
Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
Big or small, it’s backed by our one-year guarantee in Bankend and across Dumfries and Galloway.

Signs you need window mastic in Bankend
Frames are never completely still. A plastic or aluminium frame lengthens in sunshine and shortens as it cools, while the masonry beside it stays put. A sealant that can’t keep up eventually tears.
If you can see any of these, it’s time to have the joints looked at:
- Gaps where the sill meets the wall
- Gaps left after new windows were fitted
- Draughty joints inside around the window
- Cracked or shrunken mastic around the frame
Around Bankend, as everywhere, window mastic is only as good as the preparation behind it.
What your quote should include
- Whether they’re fully insured
- When the joint can take water or movement
- Whether the sealant suits the joint
- What happens if the job turns out different
Quotes for window mastic in Bankend
For a quick quote, just ask. What matters most is:
- The amount of work
- Any mould that needs treating
- The product the joint needs
- Whether the work is at height
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re not sure whether it needs doing, send an email to info@mrmastic.co.uk for an honest opinion and a quote.
Asking for a quote
Photos by email are helpful but not essential. Please mention:
- What’s wrong with the joints now
- A few pictures by email, if you can
- Any access issues, like height or stairs
- The rough size of the job
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we’ll talk you through what we’d do. When it suits you, email us at info@mrmastic.co.uk.
Honest limits
We’ll always be straight with you, so here’s what new sealant will not do:
- A failed sealed unit that has misted up
- A door that needs adjusting, rehanging or new seals
- A sash or casement that will not close properly
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before booking.

Bankend homes and the weather
Bankend is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
If you live in an older home near Caerlaverock Parish Church And Churchyard, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.
Bankend is about 6 miles south-east of Dumfries, in Dumfries and Galloway. Our applicators cover window mastic for homes and businesses in Bankend, as part of our work across Dumfries and Galloway. Bankend is one of 138 towns and villages in Dumfries and Galloway we cover for window mastic. We also work in Edinburgh, around 66 miles away.

How the job changes by surface
Aluminium frames
Aluminium moves with heat, and the frames are often slimmer than uPVC. A tidy bead in anthracite grey, black or a matching colour suits the frame.
Timber windows & doors
On period timber windows, traditional sand mastic is sometimes the better choice. We can talk through the options.
How it works
At the end, we look at the finished work together. The work normally takes anything from an hour or two to a full day, depending on how many frames there are, depending on how much there is to do. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- We check how each frame can be reached safely.
- Old, cracked mastic is removed completely.
- Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
- Backing rod fills deep voids and the sealant goes in on top.
- The joint is shaped to shed water and the area tidied.
Preparing for the visit
- Tell us about any previous sealing or DIY attempts
- Keep pets and children clear of the area while we work
- Let us know if you’ve seen damp or leaks

Related advice
Looking after it afterwards
Joint life depends on how it’s used and looked after. We suggest:
- Clear any debris from frame drain holes
- Check the mastic once a year
- Don’t paint over the silicone
- Don’t use solvent cleaners on the joint
Try not to touch the new joint while it cures, for as long as we advise. Don’t point a pressure washer at the joints.
A failed joint lets water into the wall a little at a time. Often the first sign is a damp patch inside or flaking paint on the reveal. Early resealing stops it reaching that point.
Common questions in Bankend
Is window mastic in a coastal place like Bankend any different?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.
Do you cover smaller places like Bankend?
Yes. Bankend is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Are you ARBOMaster approved?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
Do you guarantee window mastic?
Yes, for 12 months. A yearly look at the joints helps them last.
Can you get sealant to suit coloured frames?
Yes. We can use white, brown, anthracite grey, black or clear.
Can you quote for more than one area?
Yes. Several rooms, windows or areas can go on one quote.
Do you work on first-floor windows?
Yes, where they can be reached safely. Let us know about access when you ask for a quote so we can plan the job.
Can I do it myself?
That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Why it’s worth doing now in Bankend
Resealing frames is a short job: it takes anything from an hour or two to a full day, depending on how many frames there are. Leave it until water is coming in and you may need plastering and decorating as well. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk and we will talk you through it.
