Bankend External Mastic
Professional external mastic in and around Bankend, with every bit of old sealant taken out first and a 12-month guarantee.
- Failed sealant between panels on a façade
- Moss and dirt in joints with no sealant left
- Rain getting behind render or cladding at a joint
Different surfaces, different methods
Copings and trims
Metal and stone copings both move with temperature, so the joints need a sealant that stays flexible year round.
Cladding and façade panels
Metal and composite panels move a lot with temperature, so the joint sealant has to cope with frequent movement. The sealant is chosen with that in mind.
External mastic in Bankend
Movement joints let brickwork, render and cladding expand and shrink without cracking. Its sealant has to flex with the building, season after season, and when it fails, the wall takes the strain and water finds a way in. If you have cracked joints where brick meets render or frames and panel joints letting water in, we can help.
External sealant needs dry surfaces, so outdoor work around Bankend is planned around the weather. Let us know about access to every wall and roofline.
You get a 12-month guarantee, the same in Bankend as everywhere else we work.

FAQs for Bankend
Is Bankend in your area for external mastic?
Yes. We work across all of Scotland, and Bankend is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we’ll send you a clear quote.
Does the coastal weather in Bankend affect outside sealant?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.
When is the sealant fully cured?
Many sealants skin over quickly but take longer to cure fully. We’ll tell you how long to leave the joint.
I rent my home. Can I book you?
Yes. Check with your landlord; we can send the quote to them too.
What sealant do you use?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.
Why is there a gap in my brick wall?
A vertical gap in a long brick wall is generally a movement joint. It gives the wall room to move and needs a flexible seal, not mortar.
Can landlords and businesses book you?
Yes. As well as householders, we work for landlords, agents, businesses and hotels in Bankend.
Can a movement joint be filled with mortar?
No. Rigid materials cannot move with the wall. If it has already been filled, we can generally cut it out and reseal it.
What happens if it’s left?
A properly done movement joint is an even line in a colour that suits the wall. A rushed bead with no backing looks untidy and doesn’t last so it’s worth doing right. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.

Looking after it afterwards
After the cure time, these simple habits help:
- Ask before painting over external sealant
- Do not let climbing plants root in the sealant
- Keep high-pressure jets off the joints
- Keep water from gutters off the wall
Only paint over the joint if we’ve confirmed the sealant can take paint. Paint can crack on a flexible joint, and paint can crack as the joint moves.
Leaks behind façade panels and render often go unseen. By the time there’s a damp patch, the damage can be well established, so it’s worth resealing at the first signs.
What we’re called out for in Bankend
Many joints fail because they were sealed too deep or with nothing behind them. If the sealant sticks to the back as well as the sides, it cannot stretch and rips as the joint opens.
Signs it’s time to call us include:
- Leaking joints around cladding and façade panels
- Brick movement joints where the sealant has split
- Joints pointed up with cement by mistake
- Sealant that has lost its bond to the brick or render
In the older streets around Caerlaverock Parish Church And Churchyard, the joints between older walls, newer extensions and the roofline need a sealant that can move.
What to look for in a quote
- The length of the guarantee
- How hidden problems are handled
- Whether they seal over old material or remove it
- How long to leave it before use
What sealant work can’t fix
Before you book, it’s worth knowing the limits:
- Failed render or damaged cladding panels
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
- Cutting new joints into brickwork, which is building work rather than sealant work
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before you book.
What we seal
- Façade panels
- Concrete & block

How it works
All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. It normally takes anything from a few hours to several days, depending on the building. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We inspect the joints and agree which need resealing and how they’ll be reached.
- We cut out the failed sealant and rake out any dirt or growth.
- The joint faces are cleaned and primed where the sealant needs it.
- We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
- The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.
Getting ready for the visit
- Let us know about parking restrictions
- Keep pets and children clear of the area while we work
- Tell us about access, such as stairs, a lift or high-level joints

Walls and rooflines in Bankend
Bankend is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.
Around Bankend, as everywhere, external mastic is only as good as the preparation behind it.

Should I try it myself first?
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
