About our bathroom resealing in Glencaple

The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. Typical jobs include two layers of silicone, both failing and a joint torn by a bath that flexes, across wet rooms, shower trays & enclosures and baths.

In and around a place like Glencaple, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are generally the first signs.

Every job comes with a one-year guarantee.

Aftercare tips

How long the joints last depends on use and care. We suggest:

  • Open a window or run the fan so the room dries
  • Move toiletries away from the joint
  • Let new sealant cure fully before it gets wet
  • Look for lifting corners and small gaps now and then

Have a look at the joints every few months. Small splits and lifting ends are easy to catch early, so if something doesn’t look right, just drop us a line at info@mrmastic.co.uk.

There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.

Bathroom resealing around Glencaple

Glencaple is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Around Glencaple, as everywhere, bathroom resealing is only as good as the preparation behind it.

When to call us in Glencaple

Black mould is behind a lot of resealing. Steamy rooms that do not dry out give mould all the damp it needs, and once it has grown into the bead, cleaning rarely gets it out.

The most common problems we see are:

  • A reseal done over the top of the old bead
  • Leaking joints on a shower screen
  • Shrunken sealant along the back of a worktop
  • Cracked, shrunken or lifting silicone

For jobs in and around Glencaple, choosing the right material for each joint is as important as a tidy finish.

Why it’s worth doing now in Glencaple

Fresh sealant smartens a bathroom or kitchen with very little disruption, which matters if you are letting a property or selling it. A smeared, uneven DIY bead does the opposite, and it’s harder to put right later. In a place like Glencaple, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.

How the visit works

We bring everything the job needs with us. Once we’ve agreed what’s being done, we protect the area and start. It normally takes a couple of hours for a single bath or shower. Outdoor work around Glencaple depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Before we arrive

  • Tell us if parking is tricky
  • For indoor joints, keep the area dry beforehand if you can
  • Let us know about stairs, lifts or work at height

Advice

Surface by surface

Wet rooms

Wet rooms rely on sound joints at floor and wall junctions. They’re resealed with anti-fungal sanitary silicone, and our work is on the visible joints only.

Baths

Most bath leaks begin along the long edge, especially under a shower. We finish it with a single, even bead of anti-fungal silicone, tooled so water can’t sit on it.

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
