Bathroom resealing in Racks
With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Racks. We’re ARBOMaster approved and fully insured, and every job carries our one-year guarantee. We work on wet rooms, sinks & splashbacks and kitchen worktops & upstands, and people most often call us about black mould in the silicone that won’t clean off and water escaping at the shower enclosure.
In and around a place like Racks, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
All our work comes with our 12-month guarantee.

Racks homes and their sealant
Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.

Your questions about bathroom resealing in Racks
Do you cover Racks for bathroom resealing?
Yes. Our work covers the whole of Scotland, and Racks is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.
I let a flat near Dumfries station. Can you help?
Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.
Is the work guaranteed?
Yes. All our work comes with a 12-month guarantee, and we are fully insured.
Can you just seal over the old silicone?
No, and it’s one of the main reasons reseals fail. We cut out all of the old sealant, clean the joint and start again.
Do you do commercial work?
Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.
Is there any odour?
It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.
Where are you based?
Mr Mastic is based in Crawley. We cover Racks and the rest of Dumfries and Galloway, along with the rest of our area.
My sealant has gone black. Can you sort it?
Yes, we replace the mouldy bead. Sprays can fade the marks, but cutting it out and resealing is what lasts. Airing the room well helps stop it returning.
Do you need bathroom resealing in Racks?
The wrong product fails fast. Decorators’ caulk and all-purpose sealants are not made for constant wetting, so they stain, crack or go mouldy before long. A bathroom joint needs anti-fungal sanitary silicone.
These are the problems we are asked about most:
- A joint torn by a bath that flexes
- A bead that has pulled away from the tiles
- A messy, uneven bead from a previous reseal
- A reseal done over the top of the old bead
Around Racks, as everywhere, bathroom resealing is only as good as the preparation behind it.
Before booking anyone
- How the surfaces are prepared before sealing
- Which sealant they’ll use, and why
- How hidden problems are handled
- Whether VAT is included
Looking after it afterwards
A little care helps the new joints last. Our advice:
- Keep the fan on for a while after bathing
- Clean with a mild bathroom cleaner and a soft cloth
- Wipe up water along the back of the worktop
- Never pick at the silicone with a blade
Wipe up standing water along the worktop joint and keep hot pans off the bead. The drier the joint stays, the longer it lasts.
A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Resealing early stops it.
Surface by surface
Shower trays & enclosures
Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both take water every day, so both are resealed with anti-fungal sanitary silicone.
Baths
The long joint down the side of a bath is where most leaks start, especially under a shower. It gets one smooth bead of anti-fungal silicone.
How it works
When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes a morning or an afternoon for most single baths and showers. Somewhere like Racks may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you’re told the cure time, normally around 24 hours.
Before we arrive
- Let us know about stairs, lifts or work at height
- Mention any leaks or damp you’ve noticed
- Let us know about earlier repairs to the joints

Why it’s worth doing now in Racks
Sorting it now is quick: the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Left until water gets through, the job can grow to lifting panels, drying out and decorating. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you’re not sure whether it needs doing, send an email to info@mrmastic.co.uk for an honest opinion and a quote.
