- Grout washed out of a shower
Signs you need regrouting in Racks
Most grout is porous, so water, soap and grime soak into it. Given time, it discolours and begins to break down, especially in a shower that’s used every day.
Keep an eye out for any of the following:
- Grout that is cracking and breaking up
- Kitchen splashback grout stained by grease
- Old grout in a dated colour
- Good tiles let down by tired grout
In and around Racks, as anywhere, good regrouting starts with a clean, dry, properly prepared joint.

About our regrouting in Racks
We check the tiles before any grout comes out. Loose or hollow tiles are pointed out first, since new grout can’t fix a problem underneath. Where the tiles are sound, regrouting gives the area a new lease of life. If you have floor grout that has worn and darkened and grout in a colour the owner wants to change, we can put it right, whatever the surface.
Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.
All our work is covered by a 12-month guarantee.

The process
We bring everything the job needs with us, so there’s nothing for you to buy. Once we’ve agreed what’s being done, the area is protected and the work begins. Most jobs take a few hours, or longer for a fully tiled room. Outside jobs in Racks need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- First, we check for loose or hollow tiles and point out any we find.
- We rake out the old grout to an even depth, taking care of the tile edges.
- We vacuum the joints and clean out the dust.
- We fill the joints with new grout, then clean the tiles.
- We reseal the internal corners and edges with silicone.
Getting ready for the visit
- For indoor joints, keep the area dry beforehand if you can
- Mention any sign-in or site rules at work premises
- Mention if the joints have been sealed before

Leave it or put it right?
Bleach can lighten stained grout for a while, but stains and mould that have soaked in tend to return. New grout, with silicone in the corners, deals with the cause. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first and give you a clear price before any work starts.

More about regrouting
Regrouting around Racks
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

How the job changes by surface
Wet rooms
Wet rooms have water across the floor, so good grout is important. We check the tiles first.
Bathroom floors
Cracked floor grout can point to movement underneath. We look for loose tiles first.
For landlords and businesses
In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.
FAQs for Racks
I let a flat near Dumfries station. Can you help?
Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.

Yes, Racks is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Is the work guaranteed?
All our work carries a one-year guarantee, and we’re fully insured.
Are you insured?
Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
How soon can the shower be used after regrouting?
We give you a time before we leave. It depends on the grout and the sealant used, so follow the time we give you.
Do you grout the corners?
We use silicone in corners and along edges. Grout in those joints cracks as the building moves.
Are you an approved applicator?
Yes. We hold ARBOMaster approved applicator status, and we’re fully insured.
What sealant do you use?
Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we will tell you what we are using.
How to look after the new joints
A little care helps the new joints last. We recommend:
- Don’t use strong acidic cleaners on grout
- Wipe water off the walls when you’re done
- Clean with a soft brush, not anything metal
- Keep the fan on after showering
Keep an eye on the silicone in the corners. Corners flex, so the sealant there will need renewing in time, long before the grout does.
Leaving failed grout can mean tiles come loose. By then, new grout alone is not enough so early action pays.
