Fire rated sealant in Racks

Deciding which gaps need fire stopping is not our role; that comes from your fire risk assessor, designer or building control. Our part is applying the specified sealant carefully, to the right depth and with the right backing. Typical jobs include gaps filled with a product that isn’t fire-rated and gaps where walls meet ceilings or slabs, on door frames, linear gaps and plasterboard & masonry.

For holiday lets, guest houses and community buildings in or near Racks, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

What we do, step by step

On the day, we look over the joints with you first, so there are no surprises. Surfaces next to the work are protected before any work begins. Most jobs take anything from a few hours to several days, depending on how many gaps there are. Outdoor work around Racks depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. Access to each area is agreed so the work can run in order.
  2. We take out any damaged or unsuitable sealant.
  3. Dust and loose debris are cleaned from each gap.
  4. We apply and tool the sealant to the product’s tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

How to prepare

  • For business premises, tell us about site rules or sign-in
  • Clear the area around the work
  • Tell us about access, such as stairs, a lift or high-level joints

Advice

What affects the quote in Racks

Every job gets its own quote. This is what makes a difference:

  • How easy the joints are to reach
  • How many areas need sealing
  • How much old sealant there is and how hard it is to remove
  • The amount of work

What it costs depends on the amount of work, how hard the old material is to remove and access to the work. We give a clear quote before work begins.

Helping us quote

Photos by email are helpful but not essential. Please mention:

  • The address or postcode of the job
  • The type of property
  • Whether it has been sealed before
  • How many joints, rooms or windows are involved

There’s no standard price list, as no two jobs are quite the same. Instead, we give you a clear price for your job. To arrange one, send an email to info@mrmastic.co.uk.

Questions from Racks

Do you work for landlords with property near Dumfries station?

Yes, we work for landlords and letting agents. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.

Will you come out to Racks?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can I do it myself?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.

Do I need to be at home?

That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we’ll agree access with you when we book.

Can you give us a record of the work?

Yes. You get a list of where we worked and what we used for your files.

Can ordinary silicone be used in a fire-stopping gap?

No. A gap that needs fire stopping needs a tested fire-rated product, installed to its details.

Do the sealants smell?

There can be a smell while the sealant cures, but it fades. Opening a window helps.

How long does the job take?

That depends on how much there is to do, but as a guide it takes from a few hours to a few days, depending on the number of gaps and the access. We’ll give you a better idea when we quote.

How the job changes by surface

Service penetrations

Service penetrations are where new gaps often appear. We clean out what’s there and reseal to the right depth.

Plasterboard walls

We check that the board around the gap is sound. Loose material is removed so the sealant has a firm edge.

Workplaces and buildings in Racks

In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. We install fire-rated sealant to the product’s tested details; we do not certify buildings or carry out fire risk assessments.

If you let a flat or house near Dumfries station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

Work for landlords, hotels and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can go on one quote.

If you manage several properties in or around Racks, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs, and photos by email help.

Signs you need fire rated sealant in Racks

Sealant applied too thin, without the backing its detail needs, or onto dust will not perform as it was tested. Rushed fire stopping is common particularly when it was the last job before handover.

Any of these means the joints need attention:

  • Open holes round services passing through fire walls
  • New service routes left unsealed after building work
  • Fire seals that have cracked with movement
  • Sealant items on a fire risk assessment action list

Around Racks, as everywhere, fire rated sealant is only as good as the preparation behind it.

What your quote should include

  • What insurance they hold
  • What the cure time is
  • Which colour the sealant will be
  • What happens if the job turns out different

Our hiring checklist

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Check whether a sealant can be painted before decorating over it
  • Report cracked or damaged seals as soon as you notice them
  • Include fire stopping when you schedule refits
  • Do not fill fire-stopping gaps with ordinary foam or silicone

Look at the sealed gaps as part of your routine walk-rounds. Look for cracks, gaps or sealant that has been cut or pulled out and have them put right.

A gap left open in a fire-resisting wall or floor lets smoke spread in ways the building wasn’t designed for. Closing it is usually a straightforward job.
