Fire rated sealant in Collin

Fire-rated sealant closes the gaps around pipes, cables and frames where they pass through a fire-resisting wall or floor. We apply intumescent and fire-rated sealants to the manufacturer’s tested details for each gap, and we can record what went where. If you’re dealing with seals cut through by electricians, plumbers or data installers and old fire sealant that has split or come away, we can put it right.

If you look after holiday lets, a guest house or a community building in or near Collin, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.

You get a 12-month guarantee, the same in Collin as everywhere else we work.

Collin questions

Is Collin within the area you cover?

Yes. Collin is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you work for landlords with property near Dumfries station?

Yes. We work for landlords and letting agents as well as householders, and several properties can go on one quote. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll send you a clear quote.

Can you do several jobs on one visit?

Yes, and it often makes sense. Doing several areas at once is normally more efficient, so mention them when you ask for a quote.

Where do you work from?

Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.

What does fire rated sealant cost?

Size, access and the old material all affect the cost. Call for a quick quote and we will talk you through it.

Is the work guaranteed?

Yes. There’s a 12-month guarantee on every job, large or small.

How long does fire rated sealant take?

A typical job takes a few hours for a handful of gaps, and longer for a whole building, including the preparation. Your quote will say how long we expect yours to take.

Can I use normal mastic around a pipe through a fire wall?

No. It looks sealed but will not perform as fire stopping. A tested fire-rated product is needed.

What happens if it’s left?

A quick fill with any sealant to hand is not fire stopping. A fire-rated product only performs as tested when it’s installed to its tested detail, so both the product and the method matter. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

What it costs depends on the amount of work, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

How to look after the new joints

So the new joints stay in good condition:

  • Ask every contractor to reseal any fire stopping they disturb
  • Keep the record of products and locations with your fire safety documents
  • Plan fire stopping into any work that goes through walls or floors
  • Check whether a sealant can be painted before decorating over it

Keep the record we give you with the building’s fire safety documents. It saves time at the next inspection or assessment.

A flagged gap shouldn’t wait for the next assessment. Get it sealed and recorded.

What we cannot put right

To be straight with you, some problems need a different trade:

  • Problems with the door itself rather than the gap around the frame
  • Sign-off of the building, which sits with building control or your assessor
  • Fire risk assessments, which need a qualified assessor

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

Joints and surfaces we work on

  • Plasterboard & masonry
  • Linear gaps
  • Service penetrations
  • Door frames
  • Pipe & cable gaps
  • Flats & HMOs

What the job involves on each surface

Door frames

The gap between a door frame and the wall around it needs sealing as well as the door itself. We seal that gap with a fire-rated sealant suited to the frame and wall.

Masonry and concrete

Brick, block and concrete walls and floors are sealed with products tested in masonry. We clean out dust and debris before sealing.

How the visit works

On the day, we start by going over the job with you, so you know exactly what we’re doing. We protect the surfaces around the joints before any work begins. Most jobs take a few hours for a handful of gaps, and longer for a whole building. Outdoor work around Collin depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
  2. We measure every gap and note what it’s in and what passes through.
  3. Unsuitable material such as ordinary foam or silicone is cut out and the gap cleaned.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. Every location is recorded with the product used for your files.

Preparing for the visit

  • Mention any tricky access
  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know if you’ve seen damp or leaks

Do you need fire rated sealant in Collin?

Sealant applied too thin, without the backing its detail needs, or onto dust won’t perform as it was tested. We see plenty of fire stopping that was hurried.

The problems people generally mention when they call are:

  • Unsealed gaps where pipes and cables go through a wall
  • Gaps left after a refit or conversion
  • Ordinary sealant used where a fire-rated product was needed
  • Unsealed gaps around fire door frames

For landlords with property near Dumfries station, any gap left by new services in shared walls should be closed with a fire-rated product.

What to look for in a quote
