Trusted floor joint sealing in Collin

Floor joint sealing in Collin

We seal floor joints in homes, offices and commercial buildings across Collin. Each job starts with looking at the floor and the gap, since that decides which sealant suits. If you are dealing with rigid edge joints in tiled floors and chipped and open joints in warehouse floors, we can help, whatever the surface.

Timber frame is common in newer Scottish homes, and it settles over the first years, so skirting and floor joints can open up. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.

All our work comes with a one-year guarantee.

DIY versus a professional finish

A DIY attempt does not rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

What affects the quote in Collin

Your quote is based on your job. We take into account:

  • Any mould that needs treating
  • Any working-time requirements on site
  • Whether the work is at height
  • How much old sealant there is and how hard it is to remove

Doing several joints on one visit is generally more efficient than separate visits, so tell us about everything that needs sealing. We will give you a clear quote for the lot.

Helping us quote

Photos help, but a description is a good start. Please mention:

  • The problem you’ve noticed
  • Any previous sealing or DIY work
  • Roughly how big the job is
  • Photos by email, if that is easy

Every job is quoted individually, so the first step is telling us about yours. Simply drop us a line at info@mrmastic.co.uk and describe the job and send photos if you have them.

What the job involves on each surface

Tiled floors

Large or heated tiled floors need room to move. We replace grout with flexible sealant along the right lines.

Thresholds

A threshold is where floors and frames meet. A flexible sealant suits both floor finishes.

What we’re called out for in Collin

Some floors were never given a perimeter gap or movement joint. It pushes against the walls and skirting as it expands, and the sealant or grout breaks.

These are the problems we’re asked about most:

  • Cracked grout where a tiled floor needs a movement joint
  • Worn sealant at door thresholds
  • Floor edges that trap water and grime
  • Open gaps along the bottom of skirting boards

Around Collin, as everywhere, floor joint sealing is only as good as the preparation behind it.

How it works

We keep the work tidy and contained to the area we are working on, so you can get on with your day. The job generally takes a morning or an afternoon for most homes, and we tell you how long to leave it before we go. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. The room is cleared along the joints so we can reach them.
  2. Old material is removed from the joint.
  3. Edges are cleaned and dried.
  4. We apply a flexible sealant suited to the floor and smooth it.
  5. Finally, we check the work and talk you through aftercare.

How to prepare

  • For indoor joints, keep the area dry beforehand if you can
  • Tell us about access, such as stairs, a lift or high-level joints
  • Tell us about any previous sealing or DIY attempts

Advice

Leave it or put it right?

Not every floor joint takes the same sealant: skirting and tiled floors need flexibility, wet areas need water resistance and concrete needs a product suited to wheels. Getting that choice wrong is a common reason joints fail. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we will go through it with you.

FAQs for Collin

Do you cover smaller places like Collin?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Is Collin in your area for floor joint sealing?

Yes. We work across all of Scotland, and Collin is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Can I choose the sealant colour?

We help you choose a colour that suits. The choice depends on the product the joint needs.

Can you use decorators’ caulk instead?

Caulk can’t cope with movement or water. Floor edges move through the year, so we use a flexible sealant that stretches.

Are you an approved applicator?

Yes. We hold ARBOMaster approved applicator status.

When can I walk on the floor?

It depends on the product and the conditions. We give you the times for walking, cleaning and traffic when we finish.

Do you seal kitchen plinths to the floor?

Yes. Wet-area floor joints are sealed with a flexible, water-resistant silicone to keep mop water out.

For landlords and businesses

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.
