Bathroom resealing in Canonbie
Homes in Canonbie have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. If you’re dealing with water getting behind the bath panel and new sealant laid over old sealant that is now lifting, we can put it right.
Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.
You get a 12-month guarantee, the same in Canonbie as everywhere else we work.

Work for landlords, hotels and businesses
Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.
We work for landlords and letting agents as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.
DIY sealant or a professional job?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
Bathrooms and kitchens in Canonbie
Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
Around Canonbie, as everywhere, bathroom resealing is only as good as the preparation behind it. If you live in an older home near Canonbie Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant.

How the job changes by surface
Basins & vanity units
Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, and we treat it exactly as we would a bath.
Wet rooms
A wet room floor and its walls can move independently, so the corners need a flexible seal, not grout. Cracked grout in a corner can be cut out and replaced with silicone.

How it works
On the day, we look over the joints with you first, so you know exactly what we are doing. We protect the surfaces around the joints before any work begins. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. For a place like Canonbie, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
How to prepare
- Tell us about access, such as stairs, a lift or high-level joints
- Move anything stored near the joints
- Let us know if you’ve seen damp or leaks

Your questions about bathroom resealing in Canonbie
What guarantee comes with bathroom resealing in Canonbie?
Every job comes with our one-year guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.
Will you come out to Canonbie?
Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Can tenants book the work?
Of course. Check with your landlord; we can send the quote to them too.
Do I have to be there?
If the work is inside, we need someone to let us in. Once we have agreed the job, you don’t need to watch us work.
Can you work on commercial sites?
Yes. We have worked for hotels, offices and other businesses.
Will you leave a mess?
Tidy work is part of the job. Nearby surfaces are protected, and the area is left clean when we finish.
Are you fully insured?
Yes. We are fully insured.
How long does it take to reseal a bath or shower?
It takes two to three hours for a typical bath, depending on how much old sealant there is. You will know how long to expect before work begins.
What happens if it’s left?
Tired sealant is not a reason to replace a bath or shower. A new bead often brings the whole room back, as long as the fittings themselves are sound. If something else is wrong, we will tell you. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
A failed joint rarely gets cheaper to fix by waiting. If you are unsure, email us at info@mrmastic.co.uk for an honest opinion and a quote.

Looking after it afterwards
How long the joints last depends on use and care. We suggest:
- Keep an eye on the corners, where splits start
- Avoid abrasive pads on the sealant
- Dry the bead with a towel now and then
- Keep the fan on for a while after bathing
Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the bead dries out between uses.
Don’t wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.
