- Cracked silicone between glass panels
How we handle glazing silicone in Langholm
Our work covers conservatory joints, rooflights and glass panels plus shower screens and the bases of glass balustrades. Each joint is cut out, cleaned and resealed. We work on shower screens, glass-to-glass joints and conservatory frames, and people most often call us about shower screens leaking along the wall or tray and leaking glazing joints on a rooflight.
Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
There’s a 12-month guarantee on every job.

What the job involves on each surface
Rooflights
We reseal the glazing joints on rooflights. Leaks from the roof itself need a roofer.
Shower screens
Mouldy or lifting sealant on a screen leaks. Cutting it out and resealing fixes it.

Work for landlords, hotels and businesses
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can be quoted together.
How the visit works
All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. It normally takes anything from an hour or two to most of a day, depending on the size of the job. For a place like Langholm, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First, we check where the water gets in.
- The failed silicone is cut out without marking the glass or frame.
- We clean the glass and frame so the new silicone bonds.
- A neutral-cure glazing silicone is applied and tooled.
- We check the finished joints and test with water where it’s safe.
Preparing for the visit
- Let us know about earlier repairs to the joints
- On commercial sites, let us know about site rules
- Keep pets and children clear of the area while we work

Questions from Langholm
What guarantee comes with glazing silicone in Langholm?
Every job comes with our one-year guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.
Will you come out to Langholm?
Yes. Langholm is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Can a conservatory leak be sealed?
If the water is coming in through failed sealant joints, yes. If the cause is the roof, a panel or a unit, we will say so.
How long should I leave it?
Most sealants are touch-dry well before they’re fully cured. We’ll tell you how long to leave the joint.
Do you offer different sealant colours?
We help you choose a colour that suits, from white and clear to greys and other shades. The product needed can limit the range.
What do you need from me for a quote?
A short description and the location, with pictures by email if possible. We’ll ask anything else we need to know.
Can you do several jobs on one visit?
Yes. More than one area can be quoted together.
Will it make a mess?
Tidy work is part of the job. We protect what’s around the joints.
Langholm homes and the weather
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.
Homes close to Erskine Church include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame. For site and facilities teams at buildings such as Langholm Academy, the mastic around its windows and doors needs looking after like any other building’s.

DIY versus a professional finish
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
Why it’s worth doing now in Langholm
A quick bead over the old sealant might stop a drip for a while, but silicone does not stick to silicone, and the leak normally returns. A proper reseal is the lasting answer. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.
