How we handle glazing silicone in Corrie Common
Frameless shower screens rely on sealant to keep water in. Leaks usually come from the wall joint or the tray joint, and we reseal both. We work on glass balustrade bases, shower screens and conservatory frames, and the jobs we see most are split or lifting silicone on glass and sealant that was laid over old silicone and failed.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Do you need glazing silicone in Corrie Common?
Shower screen silicone gets wet every day. Mould gets into it and the joint starts to lift.
The most common problems we see are:
- Water running down inside the glass
- Silicone pulling away from the glass
- Shower screens leaking along the wall or tray
- Leaks where conservatory glass meets the frame
Homes close to Corrie Church include some older properties, and the joint between an old wall and a newer frame is normally the first place rain gets in.

What the job involves on each surface
Conservatory frames
Leaks often start where the frame meets the wall. We cut out the old sealant and reseal.
Shower screens
Mouldy or lifting sealant on a screen leaks. Cutting it out and resealing fixes it.
Corrie Common homes and the weather
Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.
Rented homes near Lockerbie station change hands often, and leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies.

Where do you work from?
Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
When is the sealant fully cured?
Different products cure at different speeds, so follow the cure time we give you when we finish.
What do you need from me for a quote?
The location, the problem and the rough size of the job. Photos by email help too.
Can you replace a misted double-glazed unit?
Glass replacement is not our trade. We look after the sealant joints, and we’ll tell you if a unit looks like it has failed.
Will resealing stop my conservatory leaking?
Often, if the leak is at a sealant joint. We trace the leak first, so you know what you are paying for.
What sealant do you use?
Products from Arbo and Everbuild, among others, picked for each joint. We will tell you what we’re using and why.
How to look after the new joints
To keep the joints looking good and working properly:
- Wipe the screen down after showering
- Open vents or windows to let moisture out
- Look over the glazing joints once a year
- Avoid scraping close to the bead
Follow the cure time we give you before the joints get wet. After that, clean glass with a mild cleaner.
Do not leave lifting or mouldy silicone on glazing. Once it starts to peel, water gets behind it and the problem grows.
DIY versus a professional finish
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
What happens on the day
Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for most jobs. Somewhere like Corrie Common may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First, we trace the leak and check it’s coming through a sealant joint.
- The old sealant is removed from the glass and frame without scratching them.
- Surfaces are cleaned with a solvent suited to glass and the frame.
- New glazing silicone goes in and is tooled to a neat finish.
- We look over every joint and, where we can, test it with water.
Preparing for the visit
- Mention any parking rules near the property
- Keep children and pets away from the work area
- Where the joints are inside, avoid wetting them before we arrive
