Powfoot External Mastic
External mastic across Powfoot and nearby, with every bit of old sealant taken out first.
- Failed seals between different materials
- Damp patches traced to an open external joint
- Movement joints filled with mortar instead of sealant
External mastic in Powfoot, done properly
Ground-floor and low-level joints are straightforward to reach. For joints higher up, give us some details of the building and we will confirm what access is needed. We are often asked to deal with cracked joints where brick meets render or frames and hard, crazed mastic that has stopped moving, across render & cladding joints, façade panels and copings & trims.
Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Gutter joints and wall joints take a battering.
Every job comes with a 12-month guarantee.

Can I do it myself?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Powfoot buildings and the weather
Powfoot is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
If you live in an older home near Cummertrees Parish Church, an extension built onto an older house moves differently, and the joint between them takes the strain.

When to call us in Powfoot
Every building moves. Brickwork grows a little over the years, blockwork and concrete shrink, and all of it moves with heat and moisture. The sealant in the movement joints takes that strain.
The most common problems we see are:
- Cracked joints where brick meets render or frames
- Damp patches traced to an open external joint
- Joints where the bead has come unstuck
- Leaking joints around cladding and façade panels
For landlords with property near Annan station, outside joints that have cracked can let damp into a rental, so check them between lets.

Questions from Powfoot
Do you work for landlords with property near Annan station?
Yes. We work for landlords and agents as well as homeowners. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.
Do you cover smaller places like Powfoot?
Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Can you seal over the old sealant?
No, it will not last. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.
Is there a guarantee?
Yes, for a year. If anything isn’t right with the work within the year, let us know and we will sort it.
Do you take out the old sealant first?
Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.
How long does external mastic last?
That depends on the wall, the weather and the movement. Look for splits, hardening or edges coming away and have them redone then.
Will it make a mess?
No. We work neatly, protect the area around the joints and tidy up afterwards.
Do you seal joints where cladding meets other materials?
Yes. Where different materials meet is one of the most common joints we seal. The sealant is chosen to bond to both sides.
Aftercare tips
How long the joints last depends on use and care. We suggest:
- Keep movement joints as flexible joints, not mortar
- Show decorators and builders where the movement joints are
- Look over the joints every year, ideally after winter
- Leave the joints unpainted unless we have said otherwise
If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They should be kept open and resealed, not filled.
An open movement joint lets rain into the wall every time it pours. Over time it can mean damp inside, stained render or frost-damaged brick.
How the job changes by surface
Cladding and façade panels
If the façade has a specified sealant, that’s what we use. Send us any details you have about the façade.
Copings and trims
Coping and trim joints face rain and sun head on. We reseal them with an exterior sealant suited to the material.
What sealant work cannot fix
Some problems need a builder, plumber or other trade rather than us:
- Cracked brickwork or render that needs a builder or plasterer
- Adding movement joints to masonry that has none
- Loose or hollow render, which needs re-rendering
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.
What we seal
- Copings & trims
- Joints between brick and frames
- Render & cladding joints
- Concrete & block
- Façade panels
- Brickwork movement joints
What we do, step by step
Every visit runs the same way: we look at the joints together, protect the area around them, do the work and clear up. It usually takes a few hours for a handful of joints, longer for a whole elevation. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- First we look over the joints with you, agree which to renew and talk through access.
- We cut out the failed sealant and rake out any dirt or growth.
- Both sides are cleaned back to sound material and primed if needed.
- We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
- The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.
How to prepare
- Tell us about any previous sealing or DIY attempts
