How we handle fire rated sealant in Powfoot
A gap around a door frame, a linear joint at the head of a wall and a hole round a pipe are each sealed differently. We check the size and the substrate before choosing the product, then apply it to the depth its tested detail calls for. If you have old fire sealant that has split or come away and holes left by a change of layout, we can put it right.
In a smaller place like Powfoot, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.
Every job is covered by a one-year guarantee, wherever you are in Dumfries and Galloway.

What we can’t put right
A few problems are outside what sealant work can do:
- Sign-off of the building, which sits with building control or your assessor
- A wall that is not a fire-resisting element to begin with
- Big openings where sealant alone is not the tested solution
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before booking.

- Linear gaps
- Plasterboard & masonry
- Pipe & cable gaps
- Door frames
- Service penetrations
- Flats & HMOs
What happens on the day
There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the job takes from a few hours to a few days, depending on the number of gaps and the access for a typical job. Outdoor work around Powfoot depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
- Each gap is measured and its substrate and service noted.
- Unsuitable material such as ordinary foam or silicone is cut out and the faces cleaned.
- We fit backing where needed and apply the fire-rated sealant to depth.
- We hand over a list of locations and products.
Preparing for the visit
- For indoor joints, keep the area dry beforehand if you can
- For business premises, tell us about site rules or sign-in
- Mention any leaks or damp you’ve noticed

Signs you need fire rated sealant in Powfoot
Buildings are refitted and reconfigured over the years. A house turned into flats or an HMO, or an office split into smaller units, brings new walls, new service routes and new gaps.
It’s worth asking for a quote if you see:
- Gaps where walls meet ceilings or slabs
- Fire stopping disturbed by later work
- Unsealed gaps around fire door frames
- Ordinary sealant used where a fire-rated product was needed
If you let a flat or house near Annan station, fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through.

Powfoot questions
Is Powfoot within the area you cover?
Yes, Powfoot is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Do Scottish building rules affect fire-rated sealant work in Powfoot?
Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
What fire rating will the seal have?
We do not give ratings or certificates for our work. Your specification sets the requirement, and we fit a product whose tested details meet it.
What should I tell you?
Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply email us at info@mrmastic.co.uk.
Do you seal gaps around fire door frames?
Yes, where the gap suits a sealant detail. We seal the frame-to-wall gap, not the door itself.
Do you take out the old sealant first?
Yes, every time. New sealant will not bond properly to old, so the joint is cleaned back first.
Are you fully insured?
Yes. Full insurance covers our work, and we can confirm the details when we quote.
Do you offer different sealant colours?
In most cases you can choose. We will tell you which colours the right product comes in.

Work for landlords, hotels and businesses

Different surfaces, different methods
Plasterboard walls
Service holes in plasterboard are often rough and oversized. Where a hole is bigger than the sealant’s tested range, it needs another approach and we’ll flag it.
Linear gaps
Gaps along the top of partitions are easy to miss above a ceiling. We seal them along their full length so there are no open sections left.
Why deal with it now?
Leaving a gap until a refurbishment comes round can mean years with it open. On its own, sealing it now is a small job that does not depend on other work. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
Doing several joints on one visit usually makes better use of the time than several visits. We’ll give you a clear quote for the lot.
Why book with us

Should I try it myself first?
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
