External mastic for Aird and the surrounding area: the right sealant, proper preparation and a neat finish. Call for a quick quote.

- Joints pointed up with cement by mistake
- Weeds or debris growing in open joints
Landlords, agents and businesses in Aird
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
External mastic for homes and businesses in Aird
As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Porous or awkward surfaces are primed where the sealant needs it and we use one wherever it does. If you are dealing with leaking joints around cladding and façade panels and hard, crazed mastic that has stopped moving, we can help, on façade panels, copings & trims and brickwork movement joints alike.
Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.
The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

What we’re called out for in Aird
Buildings move more than people expect. Brickwork grows a little over the years, blockwork and concrete shrink, and all of it moves with heat and moisture. All of that ends up in the joint sealant.
The problems people generally mention when they call are:
- Water getting into walls through failed joints
- Weeds or debris growing in open joints
- Sealant that has lost its bond to the brick or render
- Rigid filler in a joint that should flex
If you let a flat or house near Stranraer station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.
Questions to ask before you book
- What the quote includes, VAT included or not
- How hidden problems are handled
- Whether they’re fully insured
- Whether the sealant suits the joint
What sealant work can’t fix
It helps to know what we cannot do:
- Movement that is more than a sealant joint can take
- Failed render or damaged cladding panels
- Cracked brickwork or render that needs a builder or plasterer
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

How the visit works
When we arrive, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before any work begins. The work generally takes anything from a few hours to several days, depending on the building. Outdoor work around Aird depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We start by walking round the building and agreeing the joints and the access.
- Every bit of old sealant and any mortar or debris is cut out.
- The faces are brushed clean and primed where the product requires it.
- We fit closed-cell backing rod to control the depth.
- The exterior sealant is applied, tooled and checked along its length.
Before we arrive
- Tell us about any water getting in
- For indoor joints, keep the area dry beforehand if you can
- Keep pets and children clear of the area while we work

Questions from Aird
I let a flat near Stranraer station. Can you help?
Yes. We work for landlords and agents as well as homeowners. You can send an email to info@mrmastic.co.uk with the details for a clear quote.
Is Aird within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Do you work at height?
It depends on the building. Tell us the height, the number of joints and what’s below them, and we will confirm what access is needed.
Is it OK to fill a movement joint with cement?
No, not if it’s a movement joint. Pointing it stops it working and can lead to cracking. We’ll reseal it with a flexible sealant.
Can you match the colour of my brickwork?
Exterior sealants are made in a range of colours, from greys and browns to whites and stone shades. We pick the one that suits your wall best so it does not stand out.
How often do external joints need resealing?
That depends on the wall, the weather and the movement. Look for splits, hardening or edges coming away.
Where is Mr Mastic based?
Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.
Can I do it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.
Why deal with it now?
Running new sealant over the old bead rarely lasts. The new layer cannot bond properly to old, weathered material, so the old joint is cut out fully first. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
Doing several joints on one visit is usually more efficient than separate visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.

What affects the cost of external mastic
We do not publish a price list, because jobs vary so much. The quote depends on:
- The type of sealant required
- The size of the job
- Any working-time requirements on site
- The number of rooms or windows
A failed joint rarely gets cheaper to fix by waiting. If you’re unsure, email us at info@mrmastic.co.uk for an honest opinion and a quote.
Helping us quote
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- The rough size of the job
- How we’d reach the joints
- Whether it has been sealed before
- What the problem is, such as mould, gaps, leaks or cracking
For a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You’ll have a clear quote before any work starts.
Surface by surface
Cladding and façade panels
Panel systems often rely on sealant between and around the panels. We reseal them with a sealant suited to the panel material.
Render joints
Rendered walls have joints at beads, openings and changes of material. We reseal them with a flexible exterior sealant that suits the render colour.
Aird buildings and the weather
Aird is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.
If you live in an older home near Old Parish Church and Burial-ground, an extension built onto an older house moves differently, and the joint between them takes the strain.
Aird is about 2 miles east of Stranraer, in Dumfries and Galloway. Aird gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. Aird is one of 138 towns and villages in Dumfries and Galloway we cover. There’s also a page for Glasgow, roughly 71 miles from Aird.
We work across DG9 for external mastic. If you are just outside Aird, we cover Lime Kiln (1 mile south-west), Castle Kennedy (1 mile east), Innermessan (2 miles north-west), Stranraer (2 miles west) and Lochans (3 miles south-west).
