External Mastic in Innermessan
External mastic for Innermessan and the surrounding area: careful preparation, the right product and tidy work. Ask us for a quick quote.
- Joints with sealant missing in places
- Rain getting behind render or cladding at a joint
- Joints pointed up with cement by mistake
Can I do it myself?
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
External mastic for homes and businesses in Innermessan
We’re ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Some surfaces need a primer before sealing and we use one wherever it does. We work on joints between brick and frames, brickwork movement joints and render & cladding joints, and common reasons people get in touch are water getting into walls through failed joints and panel joints letting water in.
External sealant needs dry surfaces, so outdoor work around Innermessan is planned around the weather. Let us know about access to every wall and roofline.
We guarantee the work for a year. If something is not right with it in that time, tell us and we will put it right.

Innermessan: your questions answered
Can you help a landlord with a rental near Stranraer station?
Yes. We work for landlords and agents as well as homeowners, and several properties can be quoted together. You can email us at info@mrmastic.co.uk with the details for a clear quote.
Do you cover smaller places like Innermessan?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
What sealant do you use?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We will tell you what we are using and why.
Are you fully insured?
Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
What is backing rod for?
Closed-cell backing rod sets the depth of the sealant and stops it sticking to the back of the joint. That way it bonds to the two sides only and can stretch.
Why is there a gap in my brick wall?
It’s a deliberate gap that lets the wall expand and contract without cracking. It’s sealed with a flexible sealant, not mortar.
Do you work for hotels and businesses?
Yes. We’ve worked for hotels, offices and other businesses and we’re fully insured.
Does someone need to be in?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
When it is not the sealant
To be straight with you, there are a few things sealant won’t fix:
- Damp that isn’t coming from the joint
- Loose or hollow render, which needs re-rendering
- Cutting new joints into brickwork, which is building work rather than sealant work
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.
Surfaces we seal
- Joints between brick and frames
- Brickwork movement joints
- Render & cladding joints
- Façade panels
- Copings & trims
- Concrete & block
How the job changes by surface
Cladding and façade panels
Metal and composite panels move a lot with temperature, so the joints work hard every day. The sealant is chosen with that in mind.
Brickwork movement joints
Brick walls have vertical movement joints to absorb expansion. They’re resealed over backing rod with a low-modulus sealant coloured to suit the wall.
For landlords and businesses
For anyone letting property in or around Innermessan, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs, and pictures by email help.
We work for landlords and letting agents as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.
How the visit works
Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself usually takes a few hours for a handful of joints, longer for a whole elevation, depending on the size of the job. Outdoor work around Innermessan depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We inspect the joints and agree which need resealing and how they’ll be reached.
- We cut out the failed sealant and rake out any dirt or growth.
- Both sides are cleaned back to sound material and primed if needed.
- We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
- A flexible exterior sealant is applied and tooled in a colour to suit the wall.
How to prepare
- Move anything stored near the joints
- Try not to wet indoor joints just before the visit
- Keep pets and children clear of the area while we work

How to look after the new joints
No joint lasts for ever, but care makes a real difference. Our tips:
- Avoid pressure-washing directly into sealant joints
- Fix overflowing gutters above sealed joints
- Have failed joints looked at early
- Tell anyone working on the walls about the movement joints
Avoid pressure-washing straight into the joints. A strong jet can damage the edges of the bead.
Leave a failed movement joint and water keeps getting into the wall. That can lead to damp patches, staining and frost damage which cost more to put right than the joint.

Innermessan buildings and the weather
Innermessan is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.
In and around Innermessan, as anywhere, good external mastic starts with a clean, dry, properly prepared joint. If you let a flat or house near Stranraer station, outside joints that have cracked can let damp into a rental, so check them between lets.
