DIY versus a professional finish

A DIY attempt does not rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

External mastic in Cairnryan, done properly

Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible exterior sealant takes up that movement where a rigid filler would soon crack. If you have moss and dirt in joints with no sealant left and sealant that has lost its bond to the brick or render, we can help.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard.

All our work comes with a 12-month guarantee.

When it isn’t the sealant

Sealant is not the answer to every problem, and we’d rather say so up front. It won’t solve:

  • Rising or penetrating damp from elsewhere in the wall
  • Cracks in the bricks or render themselves, away from the joints
  • Adding movement joints to masonry that has none

If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before you book.

Joints and surfaces we work on

  • Concrete & block
  • Render & cladding joints
  • Copings & trims
  • Façade panels
  • Joints between brick and frames
  • Brickwork movement joints

Do you need external mastic in Cairnryan?

The wrong product in a moving joint is a classic cause. A stiff, general-purpose sealant cannot cope with a joint that moves a lot, so it pulls away from the edges.

These are the problems we’re asked about most:

  • Joints where the bead has come unstuck
  • Weeds or debris growing in open joints
  • Cracked joints where brick meets render or frames
  • Damp patches traced to an open external joint

Homes close to Lochryan Church And Burial-Ground include some older properties, and an extension built onto an older house moves differently, and the joint between them takes the strain.

Cairnryan questions

Will you come out to Cairnryan?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Does the coastal weather in Cairnryan affect outside sealant?

Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.

Are you ARBOMaster approved?

Yes. We’re an ARBOMaster approved applicator.

What’s an expansion joint in brickwork?

Brickwork, render and cladding all move a little, and planned joints take up that movement. The gap is sealed with a flexible sealant over backing rod.

Where is Mr Mastic based?

We’re based in Crawley, and we work across South East England, London and Scotland.

Is it OK to fill a movement joint with cement?

No. Mortar locks the joint solid, so the movement cracks the wall elsewhere. It needs a flexible sealant over backing rod.

When will the joints need doing again?

It varies from wall to wall: sunny, exposed elevations and busy joints wear faster. A yearly look will tell you when they need doing. Our work comes with a one-year guarantee.

Can landlords and businesses book you?

Yes. As well as homeowners, we work for landlords, agents, businesses and hotels across Dumfries and Galloway.

How the job changes by surface

Copings and trims

Coping and trim joints face rain and sun head on. Each is resealed with a weatherproof, flexible sealant.

Render joints

Render is weaker at the surface than brick, so a sealant that stretches easily protects the edges. Priming is done where the sealant calls for it.

What happens if it’s left?

Sealing over the top of old mastic does not hold for long. New sealant does not bond well to old, weathered sealant, so we always take the old sealant out. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re unsure, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

What happens on the day

Every visit runs the same way: we look at the joints together, protect the area around them, do the work and tidy away. It normally takes a few hours to a few days, depending on the length of joint and the access. For a place like Cairnryan, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

How to prepare

  • Let us know about earlier repairs to the joints
  • Plan for the work area to be out of bounds to pets and children
  • For business premises, tell us about site rules or sign-in

Walls and rooflines in Cairnryan

Cairnryan is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. Our tips:

  • Deal with leaking gutters that soak the joints below
  • Walk round the building once a year and look at the joints
  • Wash walls gently around the sealant
  • Make sure movement joints aren’t pointed over

Only paint over the joint if we have confirmed the sealant can take paint. Many exterior sealants are not designed to be painted.

Once a joint cannot move, the wall finds another way, generally as cracking in the brickwork or render nearby. Catch it early and you reduce the risk.
