External mastic in Lime Kiln

Your questions about external mastic in Lime Kiln

Is Lime Kiln within the area you cover?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Does living near the coast affect external mastic in Lime Kiln?

Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. Walls facing the sea are usually the first to need attention.

Can you reach joints on upper floors?

It depends on the building. We work on joints that can be reached safely. Give us some details and we will confirm the access.

Will you leave a mess?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

Do you seal joints where cladding meets other materials?

Yes. We cut out the old sealant, prepare both faces and reseal with a flexible exterior product. We pick a colour that works with both materials.

Do you remove the old sealant?

Yes, always, and completely. New silicone does not stick to old silicone, so the joint is cleaned back first.

Is there any odour?

Possibly a little. It fades as the sealant cures.

Can new sealant go over the old?

No. The old sealant always comes out first, so the new sealant bonds properly.

About our external mastic in Lime Kiln

We’re ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Porous or awkward surfaces are primed where the sealant needs it. If you are dealing with cracked joints where brick meets render or frames and old sealant gone brittle and cracked, we can put it right, whatever the surface.

In and around a place like Lime Kiln, many buildings face open ground and take the full weather. Gutter joints and wall joints take a battering.

You are covered for a year from the day we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

What sealant work can’t fix

We will always be straight with you, so here’s what new sealant won’t do:

  • Damp that is not coming from the joint
  • Cracked brickwork or render that needs a builder or plasterer
  • Movement that is more than a sealant joint can take

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

What affects the cost of external mastic

We quote each job individually. These are the things that affect it:

  • Access and height
  • The number and length of the joints
  • How much old sealant there is and how hard it is to remove
  • When we can work, for business premises

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

Asking for a quote

Before you ask for a quote, have a think about:

  • The rough size of the job
  • How we’d reach the joints
  • Photos by email, if that is easy
  • What the problem is, such as mould, gaps, leaks or cracking

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.

Landlord and commercial work in Lime Kiln

For anyone letting property in or around Lime Kiln, jobs at different addresses can go on one quote. Send us the addresses and the work at each.

We also work for property managers and facilities teams. Several sites can go on one quote, and we are fully insured.

How it works

There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes a few hours to a few days, depending on the length of joint and the access, including the tidy-up. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. Failed sealant is removed back to clean, sound faces.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. Primer is applied wherever the sealant needs it.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

Getting ready for the visit

  • Let us know about earlier repairs to the joints
  • Clear items away from the joints we’re working on
  • Plan for the work area to be out of bounds to pets and children

Advice

DIY versus a professional finish

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Outside joints around Lime Kiln

Lime Kiln is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Lime Kiln is in the west of Scotland, which is wetter than the east, which means movement joints and outside wall joints has to cope with a lot of rain.

In the older streets around Old Parish Church and Burial-ground, an extension built onto an older house moves differently, and the joint between them takes the strain. If you let a flat or house near Stranraer station, split movement joints are easy to miss on a rental until damp shows inside.

Lime Kiln is about 2 miles east of Stranraer, in Dumfries and Galloway. Anywhere in DG9, we cover external mastic for homes and businesses. Lime Kiln is one of 138 towns and villages in Dumfries and Galloway we cover. Our Glasgow page covers work nearby (72 miles or so).

All of DG9 is covered for external mastic, from the main roads to the quietest streets. We also cover Aird (1 mile north-east), Castle Kennedy (1 mile east), Innermessan (2 miles north), Stranraer (2 miles west) and Lochans (2 miles south-west).

Aftercare tips

Good habits help new joints last longer. A few tips:

  • Make sure movement joints aren’t pointed over
  • Fix overflowing gutters above sealed joints
  • Keep soil, plants and ivy away from the joints
  • Ask before painting over external sealant

Only paint over the joint if we’ve confirmed the sealant can take paint. Paint can crack on a flexible joint.

Leave a failed movement joint and water keeps getting into the wall. That can lead to damp patches, staining and frost damage, all bigger jobs than a reseal.

Why deal with it now?

Running new sealant over the old bead rarely lasts. New sealant doesn’t bond well to old, weathered sealant, so we always take the old sealant out. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Ask us for a quote and we’ll go through it with you.
