DIY versus a professional finish

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.

Window mastic in Lime Kiln

Homes in Lime Kiln have every kind of window: from uPVC casements to timber and aluminium, plus patio doors, French doors and sills. The sealant is chosen to suit the frame material and the wall. If you have white mastic on grey or black frames and gaps between the frame and the inside reveal, we can put it right, whatever the surface.

Mastic can only go onto a dry joint, so outside work in Lime Kiln depends on the weather. Let us know about access to every frame, including any upstairs.

The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Your questions about window mastic in Lime Kiln

Is Lime Kiln within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can you help a landlord with a rental near Stranraer station?

Yes. We work for letting agents and landlords as well as homeowners. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Do you guarantee window mastic?

Yes. Each job is covered for 12 months.

Should I try DIY first?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Can you match the sealant to my frames?

Yes, in most cases. Mention the frame colour when you ask for a quote and we will use the nearest match.

Can new sealant go over the old?

No. We remove every bit of old sealant first, so the new joint bonds to clean surfaces.

Can I paint over the new sealant?

Silicone generally will not take paint. If you plan to paint, tell us first and we can use a paintable sealant where it suits the joint.

Will you leave a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

What affects the quote in Lime Kiln

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Access and height
  • The old material and how stubborn it is
  • Which sealant suits the joint
  • When we can work, for business premises

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk and we will talk you through it.

What we need to know

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Any previous sealing or DIY work
  • If it’s domestic, commercial or a hotel
  • Where the property is
  • Pictures of the joints, sent by email

Quotes start with a quick conversation. Describe the problem, the location and the size of the job. Whenever you are ready, email us at info@mrmastic.co.uk.

Windows and doors in Lime Kiln

Lime Kiln is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.

Rented homes near Stranraer station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints.

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Keep timber frames painted
  • Avoid harsh chemicals near the mastic
  • Paint up to the joint, not over it
  • Keep jet washers away from the mastic

A yearly look round the frames is enough. Cracks and lifting edges are easy to spot early, and if anything looks wrong, just send an email to info@mrmastic.co.uk.

Water trapped behind a failed joint can start rot in timber frames and sills. Once wood has rotted, it needs repair before it can be sealed, so early resealing is worth it.

When it is not the sealant

We will not take on work that will not last, so these are the limits:

  • Penetrating damp from a failed cavity tray or render
  • Soft or decayed wood in the frame
  • Broken hinges, locks or handles

If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.

How the visit works

Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a morning for a couple of windows and a door. For a place like Lime Kiln, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First we look at every frame and agree the list.
  2. The old mastic is cut out and the surfaces cleaned back.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. We apply a weatherproof sealant to match the frame and tool it neatly.
  5. Every joint is checked before we leave.

Preparing for the visit

  • On commercial sites, let us know about site rules
  • Let us know about earlier repairs to the joints
  • Tell us if parking is tricky

What we’re called out for in Lime Kiln

Frames are never completely still. A plastic or aluminium frame lengthens in sunshine and shortens as it cools, while the masonry beside it stays put. If the sealant can’t stretch, it splits.

Any of these means the joints need attention:

  • Water coming in at the bottom corners of a door
  • Untidy mastic left by window fitters
  • Cracked or shrunken mastic around the frame
  • Cracked internal joints between frame and plaster

For an older house near a landmark such as Old Parish Church and Burial-ground, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

What to look for in a quote

  • Whether VAT is included
  • Are they insured?
  • Whether all the old sealant comes out first
  • How the colour is chosen

Our hiring checklist

Different surfaces, different methods

Aluminium frames

Coated aluminium needs a compatible sealant and we avoid acetoxy silicones, which can react with some metals. Neutral-cure sealant is the safe choice.

Composite doors

An exposed front door gets wind-driven rain, and the top and bottom corners tend to fail first. Those corners get the most care.
