Window mastic in Dunragit

How we handle window mastic in Dunragit

Colour matters on a frame. White, brown, anthracite grey, black and clear sealants are all available, so the bead blends with the window rather than framing it. Common call-outs are for untidy mastic left by window fitters and cracked sealant at the sill ends, across uPVC windows, composite doors and patio & French doors.

Mastic can only go onto a dry joint, so outside work in Dunragit depends on the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

The work is covered for a year after we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

Should I try it myself first?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Keeping the joints in good condition

Looking after new joints is easy, and it makes a real difference:

  • Do not paint over the silicone
  • Make sure the drainage slots are not blocked
  • Don’t aim a pressure washer at the joints
  • Repaint timber before it’s bare

Keep the new mastic undisturbed while it cures, following the cure time we give you. Keep jet washers away from the frames.

Water gets in quietly when mastic fails. You might not see it until plaster blows or a damp patch appears inside. Catching it early keeps the fix to a reseal.

How it works

A visit follows a simple pattern: we check the joints, protect the area around them, carry out the job and tidy away. It usually takes a morning for a couple of windows and a door. Somewhere like Dunragit may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We check how each frame can be reached safely.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. The surfaces are cleaned and left dry.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. We tool the joint so water runs off, then clear up.

Getting ready for the visit

  • Move anything stored near the joints
  • Mention any parking rules near the property
  • Keep pets and children clear of the area while we work

Dunragit homes and the weather

Dunragit is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.

In and around Dunragit, as anywhere, good window mastic starts with a clean, dry, properly prepared joint. Whether the job is in Dunragit itself or nearby, the right material for each joint matters as much as a neat finish.

Your questions about window mastic in Dunragit

Is window mastic in a coastal place like Dunragit any different?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Do you cover Dunragit for window mastic?

Yes, Dunragit is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and let us know what needs doing.

Do you guarantee window mastic?

Yes. Every job comes with our one-year guarantee, and we are ARBOMaster approved applicators.

Can you do several jobs on one visit?

Yes, and it often makes sense. Combining jobs makes good use of the visit.

Do you remove the old sealant?

Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Are you insured?

Yes. We are fully insured.

Do you have sealant for grey or black windows?

Yes, in most cases. Mention the frame colour when you ask for a quote and we’ll use the nearest match.

Should I try DIY first?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Work for landlords, hotels and businesses

In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

If you manage several properties in or around Dunragit, jobs at different addresses can be quoted together. Send us the addresses and the work at each.

How the job changes by surface

Timber windows & doors

Where timber has rotted at the joint, it needs repairing first. We will point out any rot we find, as a joiner will need to deal with it.

Composite doors

Draughts round the door leaf generally come from worn seals or adjustment, not the mastic. We’ll tell you if that’s what we find.

When it is not the sealant

New sealant can’t fix everything, and we’ll tell you before we start. It won’t solve:

  • Condensation trapped between the panes
  • A sash or casement that will not close properly
  • A door that needs adjusting, rehanging or new seals

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

Surfaces we seal

  • Aluminium frames
  • Window sills
  • Timber windows & doors
  • uPVC windows
  • Composite doors
  • Patio & French doors

How we quote for window mastic

We quote each job individually. This is what makes a difference:

  • How easy the joints are to reach
  • The old material and how stubborn it is
  • How many rooms, windows or areas are involved
  • Any mould that needs treating

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please email us at info@mrmastic.co.uk and we will talk you through it.

What we need to know

Before you ask for a quote, have a think about:

  • How many joints, rooms or windows are involved
  • Access, such as stairs, a lift or height
  • Photos by email, if that’s easy
  • If it’s domestic, commercial or a hotel

Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we will explain how we’d tackle it. Whenever you are ready, drop us a line at info@mrmastic.co.uk.
