Window mastic for Lochans homes and businesses

About our window mastic in Lochans

Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We are ARBOMaster approved and fully insured, and we give a 12-month guarantee on the work. Common call-outs are for white mastic on grey or black frames and mastic that’s falling out in pieces, on composite doors, timber windows & doors and window sills.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

Whatever the size of the job, it’s backed by our 12-month guarantee.

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. A few tips:

  • Wash the frames with mild soapy water
  • Keep paint and stain on wooden frames in good order
  • Avoid blasting the frames with a pressure washer
  • Wipe condensation off the frames

Clean the frames with mild soapy water, and keep solvents and harsh chemicals off the joint.

Water gets in quietly when mastic fails. Often the first sign is a damp patch inside or flaking paint on the reveal. Early resealing stops it reaching that point.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

What happens if it’s left?

Running fresh sealant over the old joint is tempting, but new sealant cannot bond to old, crumbling mastic. It peels before long, and water still gets in behind. Proper resealing starts with removing the old joint. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

What window mastic looks like in Lochans

Lochans is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

In and around Lochans, as anywhere, good window mastic starts with a clean, dry, properly prepared joint. For landlords with property near Stranraer station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Lochans is about 3 miles south of Stranraer, in Dumfries and Galloway. Whether you are in the middle of Lochans or further out, window mastic is available for homes and businesses alike. What affects the cost of window mastic

The quote reflects the job in front of us. We take into account:

  • The amount of work
  • Any mould that needs treating
  • The number of rooms or windows
  • Whether the work is at height

The cost depends on the size of the job, how much old material has to come out and access to the work. You will have a clear quote before any work starts, so you know where you stand.

Asking for a quote

To make quoting easier, please include:

  • What’s wrong with the joints now
  • Roughly how big the job is
  • Where the property is
  • A few pictures by email, if you can

If you are in Lochans and need window mastic, email us at info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and we’ll agree the price before any work begins.

Surface by surface

Timber windows & doors

Soft or rotten wood can’t be sealed successfully. We will point out any rot we find, as a joiner will need to deal with it.

uPVC windows

Some uPVC windows were sealed at fitting with a quick bead that never bonded. It comes out, deep gaps get backing rod and the joint is resealed.

What happens on the day

Every visit runs the same way: we check the joints, protect the area around them, do the work and tidy away. It generally takes most of a day for a typical house, less for a few frames. Outside jobs in Lochans need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We start by checking each window and door with you.
  2. The old mastic is cut out and the surfaces cleaned back.
  3. Where gaps are deep, backing rod goes in first.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. Every joint is checked before we leave.

Getting ready for the visit

  • Mention if the joints have been sealed before
  • Where the joints are inside, avoid wetting them before we arrive
  • Keep children and pets away from the work area

Lochans questions

I let a flat near Stranraer station. Can you help?

Yes, we work for landlords and letting agents. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.

Do you cover smaller places like Lochans?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Are you ARBOMaster approved?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Can you seal over the old sealant?

No. New silicone will not bond to old silicone, and anything trapped underneath, including mould and water, stays there. It all has to come out first.

Will new mastic stop draughts?

Often, yes. Air often gets in between the frame and the wall, and sealing the inside and outside joints closes that path.

How long does it take to reseal the windows on a house?

A handful of frames is a short visit, while a whole house takes longer. You will get a timescale with the quote.

Can you reach windows above the ground floor?

Yes, where they can be reached safely. Tell us about access when you get in touch so we can plan the job.

What should I tell you?

Only a few details: the address or postcode, what’s wrong and any access issues. Then send an email to info@mrmastic.co.uk.
