Lochans External Mastic
Problem with your movement joints in Lochans? We cut out the old, prepare the joints and apply the right sealant, and the work is guaranteed for a year.
- Sealant pulling away from one side of the joint
- Rigid filler in a joint that should flex
- Moss and dirt in joints with no sealant left
How it works
All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. Once we’ve agreed what’s being done, the area is protected and the work begins. It normally takes a few hours for a handful of joints, longer for a whole elevation. Outside jobs in Lochans need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- Each joint is checked and the colour of the new sealant agreed.
- Failed sealant is removed back to clean, sound faces.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- We prime the faces where required.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.
How to prepare
- Mention any leaks or damp you’ve noticed
- For business premises, tell us about site rules or sign-in
- Mention any parking rules near the property
How to get a quote
We don’t publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, email us at info@mrmastic.co.uk.

External mastic in Lochans, done properly
Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible exterior sealant takes up that movement. We are often asked to deal with failed sealant between panels on a façade and hard, crazed mastic that has stopped moving, across render & cladding joints, copings & trims and façade panels.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.
The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Work for landlords, hotels and businesses
For anyone letting property in or around Lochans, several properties can go on one quote. Send us the addresses and the work at each, and photos by email help.
In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
When it is not the sealant
We’d rather tell you now than do work that won’t last, so these are the limits:
- Cracks in the bricks or render themselves, away from the joints
- Loose or hollow render, which needs re-rendering
- Rising or penetrating damp from elsewhere in the wall
If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before booking.

- Brickwork movement joints
- Render & cladding joints

How we quote for external mastic
Jobs vary more than people expect. What affects the quote:
- The number of rooms or windows
- Any mould that needs treating
- Whether the work is at height
- How much old sealant there is and how hard it is to remove
Doing several joints on one visit usually makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will send you a clear quote for the lot.
Helping us quote
When you contact us, these details help:
- A few pictures by email, if you can
- Access, such as stairs, a lift or height
- Whether it’s a home or a business
- If someone has resealed it before
Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we’ll talk you through the work.
Lochans buildings and the weather
Lochans is within about 3 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.
Around Lochans, as everywhere, external mastic is only as good as the preparation behind it.
Lochans is about 3 miles south of Stranraer, in Dumfries and Galloway. Lochans gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a 12-month guarantee. Why deal with it now?
Water gets in through a failed movement joint. Dealing with it early keeps the repair to the joint, rather than the wall around it. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

When to call us in Lochans
Sometimes a movement joint was filled with mortar or a rigid filler by mistake. With the joint locked solid, the movement turns into cracks elsewhere in the wall.
These are the problems we’re asked about most:
- Panel joints letting water in
- Cracked joints where brick meets render or frames
- Plants rooting in failed movement joints
- Hard, crazed mastic that has stopped moving
If you let a flat or house near Stranraer station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.
What to look for in a quote
- What the cure time is
- Which colour the sealant will be
- What the quote includes, VAT included or not
- What happens if the job turns out different
Surface by surface
Joints between dissimilar materials
Different materials may need different primers. Both surfaces are cleaned and primed as the product requires.
Concrete and blockwork
The face of concrete or block is often dusty, so cleaning and priming matter. We prime where the sealant needs it before the bead.
FAQs for Lochans
Is external mastic in a coastal place like Lochans any different?
Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.
Do you work for landlords with property near Stranraer station?
Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.
How long should I leave it?
Most sealants are touch-dry well before they’re fully cured. We will give you the cure time for the product we used before we leave.
Can I do it myself?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
How long does the job take?
As a guide, most jobs take a few hours to a few days, depending on the length of joint and the access. Larger jobs naturally take longer, and we’ll say how long yours will take.
Do you work in Lochans?
Yes. We work in Lochans. To book, email us at info@mrmastic.co.uk.
Is it OK to fill a movement joint with cement?
No, not where the gap is a movement joint. Pointing it stops it working and can lead to cracking. We will reseal it with a flexible sealant.
Are you an approved applicator?
Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.
