Gutter sealing in Aird

A lot of gutter leaks come down to one tired joint. The joint is cleaned, dried and resealed using a gutter sealant. If the gutter is broken or sagging, we’ll tell you. We work on uPVC fascias, gutter end caps and soffit joints, and the jobs we see most are water running down the wall below the gutter and damp on an inside wall under a dripping gutter.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard.

We guarantee the work for a year. If something is not right with it in that time, tell us and we’ll put it right.

Landlords, agents and businesses in Aird

Housing providers, facilities teams and property managers book us too. Several sites can be quoted together.

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Different surfaces, different methods

Gutter joints

A dripping joint does not always mean a failed gutter. Resealing is usually enough.

Soffit joints

Soffit board joints can separate over time. We seal them to close the gaps.

What gutter sealing looks like in Aird

Aird is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on gutter, fascia and roofline joints, especially on the side facing the sea. Aird is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for gutter, fascia and roofline joints to keep out.

Rented homes near Stranraer station change hands often, and leaking gutter joints on a rental are best caught before they stain the walls. If you live in an older home near Old Parish Church and Burial-ground, an extension built onto an older house moves differently, and the joint between them takes the strain.

Aird is about 2 miles east of Stranraer, in Dumfries and Galloway. Whether you’re in the middle of Aird or further out, gutter sealing is available for homes and businesses alike, from flats and houses to offices and hotels. Aird is one of 138 towns and villages in Dumfries and Galloway where we work. Glasgow is on our list too, around 71 miles away.

Every address in DG9 is within our area for gutter sealing. We also cover Lime Kiln (1 mile south-west), Castle Kennedy (1 mile east), Innermessan (2 miles north-west), Stranraer (2 miles west) and Lochans (3 miles south-west).

Common questions in Aird

Do you work for landlords with property near Stranraer station?

Yes, we work for landlords and agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

Does the coastal weather in Aird affect outside sealant?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

Will the old sealant be removed?

Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Do you guarantee gutter sealing?

Our one-year guarantee covers every job, gutter and fascia work included.

Can you fit new guttering?

No. We seal leaking joints, end caps and trims. Replacement needs a gutter installer or roofer.

Should I try DIY first?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Will you leave a mess?

We keep the work tidy. Nearby surfaces are protected.

Do you offer different sealant colours?

Yes. Sealants come in white, clear, grey and other colours, and we’ll agree it with you first.

When it isn’t the sealant

New sealant can’t fix everything, and we’d rather say so up front. Sealant will not put right:

  • Problems with the roof covering
  • Guttering that needs replacing
  • Water backing up from a blocked pipe

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before booking.

  • Roofline trims

Aftercare tips

How long the joints last depends on use and care. Here’s what we suggest:

  • Watch for drips in a downpour
  • Clear leaves and moss from the gutters
  • Do not leave a sagging gutter
  • Look for streaks or damp on the wall below gutters

Check the joints after heavy rain now and then. It’s the easiest time to see a leak.

Once roofline sealant splits, water can get behind it. Sealing it early keeps the boards behind dry and the wall below.

The process

Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours, depending on the number of joints and the access. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First we trace the drip and check the gutter is not damaged.
  2. We remove the old sealant and clean the joint.
  3. The joint is dried before sealing.
  4. A gutter sealant is applied to the joint.
  5. We check the run and clear debris near the joints.

Getting ready for the visit

Related advice

Leave it or put it right?

If the problem is a blocked downpipe, sealing will not help. We check the cause first and tell you if something else is needed. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference.
