How we handle regrouting in Aird

We check the tiles before any grout comes out. Loose or hollow tiles are pointed out first, because regrouting will not fix what’s behind them. Where the tiles are sound, regrouting gives the area a new lease of life. Typical jobs include shower grout that has worn away and crumbling grout between the tiles, across bathroom wall tiles, shower walls and tiled floors.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

Each job carries a 12-month guarantee.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Do you need regrouting in Aird?

Most grout is porous, so it soaks up water, soap and dirt. Over time it stains, softens and starts to crumble and showers that get daily use suffer most.

Keep an eye out for these signs:

  • Splashback grout that has darkened
  • Grout that’s cracking and breaking up
  • Floor grout that has worn and darkened
  • Corners filled with grout instead of silicone

In the older streets around Old Parish Church and Burial-ground, walls and floors in older homes can move, and sealant and grout show it first.

Our hiring checklist

How the job changes by surface

Corners and edges

Corners flex as the building moves, so they get silicone, not grout.

Shower walls

Shower walls get wet every day, so its grout takes the most punishment. It’s often the first place grout washes out.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Use a squeegee on the tiles after showering
  • Look at the sealant in the corners now and then
  • Stick to mild products for cleaning grout
  • Run the extractor fan during and after a shower

Leave the area unused for as long as we advise, so it can harden properly. From then on, a quick rinse after showering helps and let the room air.

Small problems with grout are quick to put right. Left, the same problem can let water through so it’s worth dealing with as soon as you spot it.

What happens on the day

We bring everything the job needs with us. After a quick look at the joints together, we protect the area and start. Most jobs take a few hours for a shower enclosure, longer for a whole room. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. We check the tiles are sound and flag any that are loose or hollow.
  2. The old grout comes out to a consistent depth, without damaging the tiles.
  3. The joints are vacuumed and cleaned.
  4. We fill the joints with new grout, then clean the tiles.
  5. Corners and edges are resealed with flexible silicone, not grout.

Getting ready for the visit

  • Let us know about earlier repairs to the joints
  • Plan for the work area to be out of bounds to pets and children
  • Tell us if parking is tricky

Is resealing included with regrouting?

In most cases, yes. The corners and edges should be silicone and doing both at once leaves everything sound.

What do you need from me for a quote?

Only a few details: the address or postcode, what’s wrong and any access issues. Then drop us a line at info@mrmastic.co.uk.

When can I use the shower again?

Before we leave, we will tell you how long to wait. The grout and sealant both need to cure before the shower is used.

Work for landlords, hotels and businesses

We work for landlords and letting agents as well as householders. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Regrouting around Aird

Aird is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

For landlords with property near Stranraer station, a regrout while the flat is empty is quicker than working around a tenant.

Aird is about 2 miles east of Stranraer, in Dumfries and Galloway. Whether you are in the middle of Aird or further out, we cover regrouting for every kind of property. 138 places in Dumfries and Galloway are on our list, from the larger towns to small villages.
