What we’re called out for in Carsphairn

If plants are growing out of a joint, the sealant has normally failed or was never there. Dirt and roots then trap moisture in the joint and speed up the damage.

Look out for these signs:

  • Weathered mastic that no longer stretches
  • Joints with sealant missing in places
  • Joints pointed up with cement by mistake
  • Sealant that has lost its bond to the brick or render

For an older house near a landmark such as Carsphairn Parish Church, the joints between older walls, newer extensions and the roofline need a sealant that can move.

External mastic for homes and businesses in Carsphairn

Joints in render and cladding are easy to overlook until a damp patch appears. We look over the joints, agree the ones to renew and reseal with a flexible, weatherproof product in a matching colour. If you are dealing with rain getting behind render or cladding at a joint and joints where the bead has come unstuck, we can help, whatever the surface.

Outside joints can only be sealed when they’re dry, so work in Carsphairn depends on the weather, and longer journeys are planned in advance. Let us know about access to every wall and roofline.

Whatever the size of the job, you get the same one-year guarantee in Carsphairn and across Dumfries and Galloway.

Questions from Carsphairn

Is Carsphairn in your area for external mastic?

Yes, Carsphairn is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and let us know what needs doing.

What guarantee comes with external mastic in Carsphairn?

All our work, in Carsphairn and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.

I’m a tenant. Can you help?

Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.

What is a movement joint?

Brickwork, render and cladding all move a little, so long walls have planned gaps to take that movement. The gap is sealed with a flexible sealant over backing rod.

Can you seal joints between two different materials?

Yes. Materials like render, brick, metal and uPVC all move differently, so the joint between them must be flexible. The sealant is matched to both sides.

Are you an approved applicator?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

Can new sealant go over the old?

No. New silicone won’t bond to old silicone, and it traps any mould or water underneath. It all has to come out first.

Will the new joint stand out?

We aim for a joint that suits the wall rather than one that jumps out. We will talk through colour options before we start, matched as closely as the range allows.

Why act early in Carsphairn

Mortar or ordinary filler might look like a quick way to close an open joint, but it locks the joint solid. The wall then cracks somewhere else. A flexible sealant over backing rod is what the joint needs. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Doing several joints on one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

What you get with us

  • Sealant colour chosen to suit
  • Approved under the ARBOMaster scheme
  • A choice of colours where the product allows

Different surfaces, different methods

Render joints

Rendered walls have joints at beads, openings and changes of material. We reseal them with a flexible exterior sealant that suits the render colour.

Cladding and façade panels

Cladding and façade panels are normally separated by sealed joints. We reseal them with a sealant suited to the panel material.

What happens on the day

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes anything from a few hours to several days, depending on the building. For a place like Carsphairn, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. First, the joints are inspected and the access agreed.
  2. We cut out the old mastic and rake out anything in the joint.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

What external mastic looks like in Carsphairn

Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

When it isn’t the sealant

A few problems are outside what sealant work can do:

  • Failed render or damaged cladding panels
  • Cracked brickwork or render that needs a builder or plasterer
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

How to look after the new joints

Simple care keeps the joints in good condition. Our advice:

  • Fix overflowing gutters above sealed joints
  • Keep soil, plants and ivy away from the joints
  • Point out the joints to other trades
  • Act on the first splits you see

Look over the joints once a year, ideally after winter. Watch for splits, edges coming away or growth in the joint.

A joint that has stopped moving pushes the movement elsewhere, often as cracks near the joint. Resealing it early helps prevent that.
