External mastic in Bankglen
On houses, flats and commercial buildings across Bankglen, we reseal joints in brickwork, render, cladding and façade panels. Every joint gets the same careful preparation: clean joint faces and the right depth. We are often asked to deal with movement joints with cracked, split or missing sealant and weeds or debris growing in open joints, on concrete & block, brickwork movement joints and joints between brick and frames.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.
A one-year guarantee comes with the work, just as it does everywhere we cover.

Aftercare tips
To keep the joints looking good and working properly:
- Tell anyone working on the walls about the movement joints
- Have failed joints looked at early
- Check the sealant is paintable before painting near it
- Avoid pressure-washing directly into sealant joints
Only paint over the joint if we have confirmed the sealant can take paint. Many exterior sealants aren’t designed to be painted and spoil the finish.
If you can see gaps, plants or bare sections in a joint, have it checked. Early work is quicker and leaves a better finish.
Common problems we fix in Bankglen
Poor preparation causes many early failures: joint faces that were dusty or damp, unprimed where they needed it, or still carrying old sealant. The sealant never bonds properly.
Common reasons people contact us are:
- Weeds or debris growing in open joints
- Failed seals between different materials
- Sealant pulling away from one side of the joint
- Brick movement joints where the sealant has split
If you let a flat or house near New Cumnock station, outside joints that have cracked can let damp into a rental, so check them between lets.

For landlords and businesses
We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.
Outside joints around Bankglen
Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. The west of Scotland is wetter than the east, which means movement joints and outside wall joints has to cope with a lot of rain.
Homes close to Martyrs Parish Church include some older properties, and an extension built onto an older house moves differently, and the joint between them takes the strain.

What sealant work cannot fix
Honest advice matters more to us than a booking, so here’s what new sealant will not do:
- Movement that is more than a sealant joint can take
- Adding movement joints to masonry that has none
- Rising or penetrating damp from elsewhere in the wall
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

Why act early in Bankglen
It often makes sense to reseal all the failing joints on an elevation together. They’ve weathered the same way, and access only has to be arranged once. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
What you pay reflects the work, not guesswork. That is why we ask a few questions first.

Common questions in Bankglen
Will you come out to Bankglen?
Yes. Bankglen is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Can you do external mastic in Bankglen?
Yes, Bankglen is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear quote.
Is it OK to fill a movement joint with cement?
No, not if it’s a movement joint. Pointing it stops it working, and the wall may crack nearby. A flexible sealant is the right fill.
Do you seal joints where cladding meets other materials?
Yes. Joints between dissimilar materials are a big part of external work. The sealant is chosen to bond to both sides, primed where needed.
When will the joints need doing again?
That varies with the weather the wall faces, how much it moves and the sealant used. Treat it as a maintenance item and look at it yearly.
Do you hold any approvals?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
What information do you need?
Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.
Where do you work from?
We work from Crawley. Our applicators cover Bankglen, along with the rest of our area.
The process
When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take anything from a few hours to several days, depending on the building. Outside jobs in Bankglen need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.
- We inspect the joints and agree which need resealing and how they’ll be reached.
- Old sealant and any debris are cut and raked out.
- We clean both faces of the joint and prime them where the product calls for it.
- Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
- We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.
Getting ready for the visit
- Let us know about parking restrictions
- Keep children and pets away from the work area
- Mention any sign-in or site rules at work premises

Copings and trims
Coping and trim joints face rain and sun head on. We reseal them with an exterior sealant suited to the material.
Render joints
Cracks along render joints let water in behind the coat. Resealing the joints early keeps water out.
