External mastic in Craigens

Craigens buildings and the weather

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Craigens is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for movement joints and outside wall joints to keep out.

Schools such as Robert Burns Academy are buildings too, and its movement joints, gutters and trims need looking after like any other building’s. For landlords with property near Auchinleck station, split movement joints are easy to miss on a rental until damp shows inside.

Craigens is about 15 miles east of Prestwick, in East Ayrshire. How we handle external mastic in Craigens

We are ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Porous or awkward surfaces are primed where the sealant needs it, and we don’t skip that step. We work on copings & trims, joints between brick and frames and render & cladding joints, and the jobs we see most are failed seals between different materials and movement joints with cracked, split or missing sealant.

External sealant needs dry surfaces, so outdoor work around Craigens is planned around the weather. Tell us how to reach each wall, gutter and roofline.

You are covered for a year from the day we finish. If anything is not right with it, drop us a line at info@mrmastic.co.uk.

Different surfaces, different methods

Concrete and blockwork

Concrete and block walls shrink as they dry and move with temperature. We reseal their joints with backing rod and a flexible product.

Cladding and façade panels

Where a cladding system has its own specified sealant, we follow it or an approved alternative. Tell us what the building has when you get in touch.

FAQs for Craigens

Do you cover smaller places like Craigens?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you help a landlord with a rental near Auchinleck station?

Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.

How much does external mastic cost in Craigens?

It depends on the job, so we quote each one individually. To get one, send an email to info@mrmastic.co.uk with a short description of the job.

How long does the job take?

It depends on the size of the job, but most jobs take anything from a few hours to several days, depending on the building. We’ll tell you when we quote.

What do you need from me for a quote?

Tell us what needs doing and where. We’ll ask anything else we need to know.

Are you fully insured?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

Is there a guarantee?

Yes: twelve months. If anything is not right with the work within the year, let us know and we’ll sort it.

Do I need to be at home?

That depends on where the joints are. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

What we’re called out for in Craigens

Joints sealed without backing rod, or far too deep, rarely last. If the sealant sticks to the back as well as the sides, it can’t stretch and rips as the joint opens.

Common reasons people contact us include:

  • Failed sealant between panels on a façade
  • Weeds or debris growing in open joints
  • Weathered mastic that no longer stretches
  • Cracked joints where brick meets render or frames

If you live in an older home near Church of St. John, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

What affects the cost of external mastic

We quote each job individually. These are the things that affect it:

  • The old material and how stubborn it is
  • The size of the job
  • Mould in or behind the old joints
  • How easy the joints are to reach

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What to tell us for a quote

What to tell us when you ask for a quote:

  • Any access issues, like height or stairs
  • The type of property
  • Where the job is, and your postcode
  • If someone has resealed it before

For external mastic in Craigens, email us at info@mrmastic.co.uk. Tell us what the problem is and where, and you will get a clear quote before any work starts.

Why act early in Craigens

A low-modulus sealant is chosen because it moves without pulling hard at the edges. That protects surfaces like brick, render and concrete. A stiffer product can damage the joint edge as it fails. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Doing several joints on one visit is usually more efficient than separate visits. You’ll get one clear quote for the whole job.

When it isn’t the sealant

Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant won’t put right:

  • Walls that need new movement joints cut into them
  • Movement that is more than a sealant joint can take
  • Rising or penetrating damp from elsewhere in the wall

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

The process

We bring everything the job needs with us, so you do not need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. Most jobs take a few hours for a handful of joints, longer for a whole elevation. For a place like Craigens, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First, the joints are inspected and the access agreed.
  2. We cut out the old mastic and rake out anything in the joint.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. We fit closed-cell backing rod to control the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Preparing for the visit

  • Clear items away from the joints we are working on
  • Let us know about stairs, lifts or work at height
  • Let us know about earlier repairs to the joints

Advice

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Deal with leaking gutters that soak the joints below
  • Make sure movement joints aren’t pointed over
  • Tell anyone working on the walls about the movement joints
  • Look over the joints every year, ideally after winter

Make sure anyone working on the wall later knows where the movement joints are. They should be kept open and resealed, not filled.

An open movement joint lets rain into the wall every time it pours. That can lead to damp patches, staining and frost damage, all bigger jobs than a reseal.
