External mastic in Lugar
A movement joint is a deliberate break that lets a wall expand and contract. Its sealant has to flex with the building, season after season, so once it splits or hardens, the joint stops working and water gets in. If you’re dealing with damp patches traced to an open external joint and sealant pulling away from one side of the joint, we can put it right, on copings & trims, concrete & block and façade panels alike.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.
There’s a 12-month guarantee on every job, whatever its size.

When to call us in Lugar
The wrong product in a moving joint is a classic cause. A stiff, general-purpose sealant can’t cope with a joint that moves a lot, so it pulls away from the edges.
The most common problems we see are:
- Plants rooting in failed movement joints
- Joints where the bead has come unstuck
- Leaking joints around cladding and façade panels
- Weathered mastic that no longer stretches
If you live in an older home near Lugar Parish Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.
Before booking anyone
- Which sealant they’ll use, and why
- Are they insured?
- Which colour the sealant will be
- What guarantee comes with the work
What sealant work cannot fix
New sealant cannot fix everything, and we’d rather say so up front. Sealant won’t put right:
- Cracks in the bricks or render themselves, away from the joints
- Cutting new joints into brickwork, which is building work rather than sealant work
- Render that’s blown, hollow or coming away
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before booking.

Aftercare tips
Good habits help new joints last longer. A few tips:
- Wash walls gently around the sealant
- Keep movement joints as flexible joints, not mortar
- Clear growth from the base of walls and joints
- Check external joints each spring
Avoid pressure-washing straight into the joints. High-pressure water can lift the edges over time.
Small splits are the time to act. At that stage it’s a simple cut out and reseal before water has had years to get in.
Your questions about external mastic in Lugar
Will you come out to Lugar?
Yes. Lugar is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Do you work for landlords with property near Auchinleck station?
Yes, landlords and agents are among the people we work for. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.
Is the work guaranteed?
Yes, for a year. If there’s a problem with our work in that time, tell us and we’ll put it right.
When is the sealant fully cured?
Cure times vary by product and the conditions. We tell you how long to leave it before we go.
How long does the job take?
It depends on the size of the job, but as a guide it takes a few hours to a few days, depending on the length of joint and the access. We will give you a better idea when we quote.
Will there be a smell?
Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.
Will the old sealant be removed?
Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.
Does someone need to be in?
That depends on where the joints are. For work indoors, someone needs to let us in.
How we quote for external mastic
We don’t publish a price list, because no two jobs are the same. The quote depends on:
- Whether the work is at height
- Whether old sealant or filler has to be cut out
- How many areas need sealing
- Mould in or behind the old joints
A failed joint rarely gets cheaper to fix by waiting. If you’re unsure, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.
What to tell us for a quote
Photos help, but a description is a good start. Please mention:
- What’s wrong with the joints now
- Roughly how big the job is
- Any previous sealing or DIY work
- Any access issues, like height or stairs
We quote each job on its own, so start by telling us what you need. Simply email us at info@mrmastic.co.uk and describe the job, and pictures are welcome.

External mastic in Lugar: local notes
Lugar is in the west of Scotland, which is wetter than the east, which means movement joints and outside wall joints has to cope with a lot of rain. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
For site and facilities teams at buildings such as Robert Burns Academy, its movement joints, gutters and trims need looking after like any other building’s. For landlords with property near Auchinleck station, split movement joints are easy to miss on a rental until damp shows inside.

The process
We bring everything the job needs with us, so you don’t need to buy or prepare anything. Once we have agreed what’s being done, we protect the area and start. Most jobs take anything from a few hours to several days, depending on the building. Outdoor work around Lugar depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- Each joint is checked and the colour of the new sealant agreed.
- We take out the old sealant until the faces are sound.
- Backing rod goes in so the sealant can stretch between the two faces.
- We prime the faces where required.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.
Preparing for the visit
- Mention any sign-in or site rules at work premises
- Let us know about parking restrictions
- Keep pets and children clear of the area while we work

Advice
Different surfaces, different methods
Render joints
Rendered walls have joints at beads, openings and changes of material. We reseal them with a flexible exterior sealant that suits the render colour.
Cladding and façade panels
Cladding and façade panels are usually separated by sealed joints. We reseal them with a sealant suited to the panel material.
Landlords, agents and businesses in Lugar
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.
